A redesigned appraisal report is coming.
Beginning November 2, 2026, applicable appraisal reports submitted to Fannie Mae and Freddie Mac must use UAD 3.6 and the new Uniform Residential Appraisal Report.
The new format captures property, transaction, and market information in a more detailed and standardized way. It does not change the fundamental process used to develop an opinion of market value—but complete information will be more important than ever.
Real estate professionals can help prepare by providing:
• The complete contract and applicable addenda
• Full details about concessions, credits, and incentives
• Accurate renovation and property information
• Timely access to the property
• Applicable HOA or condominium documentation
