First, thank you all so much for the birthday wishes last week. It truly meant a lot—there’s something special about the people who take a moment out of their day to brighten someone else’s.

This book is fabulous. I enjoyed reading it from the first page on. The author tells his life story, ups and downs, and how he continued to move on. How he had the courage to do it with his challenges and the support of others to move forward. I haven't read a book in a long time and this book makes me want to continue forward even with challenges. I highly recommend it and thank the author, Greg Ganyo to remind us the positives in life.

In full disclosure, Greg is a friend of mine. Newly formed, but I hope that I will be one of his “A” friends in a short time. His memoir is a very nice primer on how to live a good life, balancing work, play all while navigating the many pitfalls that spring up. There are many good pointers from the perspective of a world class athlete, and a self-described imperfect human. Ganyo mixes humorous self deprecation while dispensing sound advice that anyone may benefit from. Will make a good gift for anyone starting out in life.

Well the phones are ringing off the hook this week with the new rate increase.
I thought I would at least forewarn many of you that have not yet renewed recently As to the home and auto insurance it is not an answer most want to hear but it is the straightforward honest answer. It’s how I choose to work with my clients. You might not like the answers but you will not be able to dispute them.

Gas, eggs, and utilities are not the only things doubling in price. But these along with most other product we buy does affect our rates as they contribute to bottom line costs.

The insurance industry held off on large rate increases until about 6 months ago and then the effects of the economy combined with the severe claims has taken its toll. 2x4s are no longer $4-6 gosh I can still remember building out my basement in Mn for $1.99 2x4s. Car parts and liability claims have jumped significantly due to material and labor costs. We see it in everything we purchase right now. In the last 6 months 5 insurance companies have gone belly up and no longer exist.

State Farm, Allstate, and Farmers have quit writing property insurance in Fla. Mn. and Ca. Usually for a temporary period while they get a grip on the lack of profit.
All companies have taken severe rate increases.
All companies have tightened underwriting.

This has cancelled many peoples insurance in our area and if they have a claim in the last 5 years makes it virtually impossible to place right now. So please factor your own loss ratio into your ability to shop the market.

Retail theft is no longer kids pocketing a snickers bar its driving a stolen Kia through the doors and walking out with $200,000 in Coach purses or 80 inch TV sets from target. Each of these claims equals a car loss, property loss, building loss and business interruption loss. Hail, tornado, and fires have been more prevalent due to urban sprawl. While we have plenty of sprawl here we are spared the pricing from the hail and tornedo's, but we do see fires and that is affecting who can get insurance here in AZ.

If you live on a nice hillside or mountain getting insurance just got harder. We all know what happens to pricing when competition is removed, and combined with these losses have forced the hands of companies to tighten with pricing and underwriting or leave markets all together. In a very short period of time we have seen both.

Companies do not go out of business or stop accepting new business when they are making big money off sales. They do raise prices and limit who they add to their book of business. Most of us have been around long enough to see hard markets before.

It’s just plain nuts out there right now. The worst market I have seen in my 40 years. I try to keep it to fact driven actions as to the why and not generic excuses. I spent much of the time with Victory owners and here at the north end of Verrado explaining from 2019 till last year that the premiums here were artificially low.

When coming in to our area the question was usually " Are you sure this is the right premium?" Not because it was too high but because it seemed too low. My daughter in Mn pays $3500/year for a $450,000 home in a great neighborhood. A pretty normal price for the losses they face compared to us. Just to give you some perspective.

If you take a look back at what you paid before you moved here to AZ. I think you will find that even that many years ago it was more. Mine is still less than it was in Mn 10 years ago.

Autos are also taking increase. There are different issues there. One I mentioned earlier is the auto theft. Kia's and Hyundai's programming issue has driven car thefts up 100%. It's just so easy for them to steal I guess. But even those that get the fix get broken into as the thieves cannot tell the difference for one that is fixed and one that is not.

Many are used in smash and grabs that compound the loss numbers as I mentioned earlier. Liability issues have risen. And the cost of repair on electric vehicles is extreme.

The costs of the batteries alone can sometimes total out the vehicle. I had one incident with the battery cost of $63,000. So yes the numbers are crazy. I know this is not the complete answer and certainly does not hit specifics that may also increase numbers on an individual basis. But I did want to at least point it out as many are being blindsided and have not been listening to all of the other warning signs around us that do absolutely trickle down to our final rates.
