We don't tell clients they're not in a flood zone. We're ALL in a flood zone, even when that zone is X. It's only a matter of how likely we are to flood. And as we've seen, the likelihood has increased in recent years.

Therefore, flood insurance is always highly recommended.

There can be flooding when a dam breaks in Colorado, when steady rain causes rising water in a mountainous area like Ashville, North Carolina, or when the waves knock down and wash away houses on the coast of Florida.

Please keep in mind that there's a 30-day waiting period for coverage to take effect if you don't already have flood insurance and if you don't have a federally backed loan closing that will help you bypass it.
