The number one question buyers are asking their agents right now is "should I wait?"

And honestly... I get it. Rates aren't where anyone wants them and prices feel high.

But here's what I've watched happen over 20 years in this business every single time rates start dropping:
More buyers come back to the market. Inventory gets absorbed fast. Prices go up. And suddenly the buyers who waited are competing harder for a more expensive home with a slightly lower rate.

The math almost never works in their favor.
Buy now. Lock in today's price. Build equity. Refinance if/when rates come down.

The risk of waiting isn't just paying more later. It's missing the price entirely.

Connecticut agents- your buyers are talking themselves out of 🏑.

Here’s the move.

Renovation loan covers the purchase AND the energy upgrades (heat pumps, solar, new windows) all in one mortgage. In a lot of cases the energy savings cover the difference in the monthly payment.

Ever lose a deal because a property didn't have a certificate of occupancy?

Or your buyer wanted to convert it (one family to two family, four family to one family) and the financing fell apart because of the current legal status?

It's actually solvable.

With a 203k or HomeStyle renovation loan, we finance the property based on what it will be after the renovation is done versus what it is right now. The CO issue, the conversion, the change in legal status... we work through all of it and give your buyer the funds to make it happen.

Most lenders won't touch these. We do this regularly.

Something I hear from agents constantly- "My buyer loved the house but didn't want to deal with the renovation." Or "My listing won't move because buyers don't want a project."

Both of those problems have the same solution and most agents have never heard of it.

There's a loan that lets a buyer finance the purchase AND the renovation together. One loan. One payment. The buyer doesn't need extra cash sitting around for repairs. The seller doesn't need to drop their price for a cash investor.

Inventory in Northern New Jersey is at a breaking point. Montclair, Summit, the towns everyone wants? Your buyers are showing up two years too late.

The Northeast Corridor is your buyer's best friend. Towns like Rahway and Bloomfield are 15 minutes from the "dream" neighborhoods. Similar train access to the city, fraction of the competition.
