There are some closings that are more than just a transaction… this was one of them. ❤️

Congratulations to my client on closing on her childhood home, a home filled with memories, family traditions, and the lasting presence of her father. After his passing, this journey became so much more than purchasing a house. It was about preserving a legacy and keeping “home” in the family.

This file came with many moving pieces... estate documentation, trustees, emotional family ties, and coordinating a gift of equity that helped make homeownership possible with very little money out-of-pocket. From the very beginning, we worked closely with underwriting to structure the file correctly for the smoothest process possible, while also collaborating with the estate attorney to ensure every detail and requirement of the estate was properly honored.

What made this closing even more special for me personally is that I went to high school & played on the volleyball team with my client’s sister, so this is a home I remember well from my younger years and I remember her father too. I’ve also owned homes in this neighborhood for nearly 30 years, so helping keep this family home within the family felt incredibly meaningful. And honestly… who could ever forget the famous mail truck mailbox? 😊📬

These 5 specific documents usually cause most closing delays — and many buyers don’t realize they’re needed until the last minute. The smoother closings usually aren’t luck. They’re preparation. Common items that can slow things down:

1️⃣ Recent pay stubs
2️⃣ Bank statements (all pages)
3️⃣ W-2s / tax returns if needed
4️⃣ Clear ID documentation
5️⃣ Explanations for large deposits or account activity when requested.

Think about everything you learned in school. Mortgages weren’t on the syllabus. So most first-time buyers walk into this process knowing they want a house and not much about DTI, loan estimates, escrow, or why their rate changes between application and lock. That’s normal. My job is to translate. What each document means, what each number is doing, and what your options look like at every step. You’re not behind for not knowing this already. The investors in my pipeline who’ve grown the most all have something in common — their first property had more than one unit. A duplex, a triplex, sometimes a fourplex. They lived in one unit and rented the others. The tenants covered a chunk of the mortgage, they built equity in a property that was also producing income, and two or three years later they had the cash flow and experience to buy the next one. It’s not the only path. Plenty of great investors started with a single-family. But if you’re someone who’s open to living in the property for a year or two, a small multi-family tends to move the math faster than most people expect. 2-4 unit properties still qualify for residential financing.
