These articles are always such bunk. I guess it is truthful when you look at the entire country, but it is clearly NOT a buyers market in an decent neighborhood at an actual realistic price point.
Of course these are the markets they reference: "The strongest buyer’s market last month was Miami, where sellers outnumbered buyers by 163%. That was followed by Nashville (120%), Austin (112%), West Palm Beach (110%) and San Antonio (104%)." Anyone looking for a condo in Miami? Lol, didn't think so.
In our area, things are getting much worse for buyers heading into the spring market. One of my clients wrote an offer $30K OVER asking this weekend ($300K price point) and was immediately denied (no counter offer or anything - listing agent just said they weren't even in the ballpark). Competition for good houses in decent neighborhoods is going to be wild this year - make sure you have a winning team behind you so your offer gets serious consideration 👍
