Your mortgage payment jumps $250 a month and the first instinct is to blame the mortgage company. Sometimes the ugly part is sitting in escrow.

Property taxes and homeowners insurance can both change what the servicer has to collect. Put the escrow analysis beside the insurance renewal and see which number moved. If the insurance jumped, you found the part of the payment that needs attention. If taxes jumped, changing insurance will not fix that part.

Your house being worth $300,000 does not mean it costs $300,000 to rebuild it. Those are different numbers.

Home insurance is concerned with reconstruction: labor, materials, debris removal and putting the structure back together. The dirt under the house is not burning down. The number worth checking is whether the dwelling limit is reasonably enough to rebuild the house you own, not whether it matches Zillow or the county tax value.

Replacement cost and actual cash value sound like insurance vocabulary until hail tears up the roof. Then the difference is money.

Replacement-cost coverage can pay based on the cost to repair or replace covered damage, subject to the policy. Actual cash value subtracts depreciation, so an older roof can produce a much smaller payment. Roof-age schedules and endorsements can change the deal too. Know how your roof is settled before the shingles are in the yard.

Adding a teenager can hammer an auto premium. Before you start deleting coverage just to make the bill smaller, slow down.

Good-student, driver-training, telematics and other discounts may be available depending on the company. The vehicle, deductibles and coverage choices matter too. Get the real options and the real savings next to each other before changing anything. Saving premium is useful. Accidentally gutting the policy is not.

Those three liability numbers on an Oklahoma auto policy are not decoration. A limit written 25/50/25 means up to $25,000 for bodily injury to one person, $50,000 total bodily injury in one accident, and $25,000 for property damage, subject to the policy terms.

That is the Oklahoma minimum. Now picture causing a wreck involving a new SUV and several injured people. The important question is not whether somebody calls your policy “full coverage.” It is how much money is there when you are legally responsible for hurting somebody or damaging their property.

Quick: Do you know what your wind/hail deductible is in dollars?

A 2% wind/hail deductible isn't 2% of the claim. It's based on the Coverage A dwelling amount shown on your policy.

Let's look at yours together—in plain English.

Know it before the claim.

Here is one people find out the hard way: having insurance on your car does not mean somebody is paying for a rental while yours is in the shop.

Rental reimbursement is usually separate coverage with a daily limit and a maximum amount or time limit. A body shop waiting three weeks on parts does not care that you thought the rental was included. If you need a car to get to work, know what your policy will pay before yours is sitting behind a body shop.
