I Really NEED to be more active on my Real Estate Postings. I already have my Milliken listing Under Contract, within 2 weeks of listig it and sooo many great properties around it still sitting with no action.
I'll List it for you for the Flat fee of $5,280 !!! Pay me $5,280 and Ill get your home sold!!!
If you are listing/selling in this extreme buyer's market right now, you absolutely need a great experienced real estate agent. You need someone who is going to shoot you straight on exactly what your home is going to sell for and create a listing that is going to sell you home.
I have been doing this for more than 25+ years, own my own brokerage and not going to tell you what you want to hear just to get the listing, and that's the problem! People get the eager real estateagents who lease their mercedez, dress to the 9's and have been watching too much reality tv and think your life and largest asset is just another notch in their belt and look at me I have 8 listings (and none of them are selling). They will eventually sell... but its after they go back to that client and tell them.. Im sorry its the market and we now we need to lower the price.. a "Price Improvement"... after the client has been on the hook for months and feel its too late to make a change and they are stuck with this agent.
Price it correct right out of the gate and get the foot traffic because if No One sees it... it'll never sell!
EVERY home will sell, it's just a matter of what price. So knowing your areas, details and/or amenities of a home, empirical data of what the home is truly worth at that time of year is key.
I also do work for financial institutuitions as well because of my licensure, its the highest you can get. They hire me to give them Broker Price Opionions (BPO's) basically to tell them exactly what the property is worth based on condition, area, market, time of year, and of course data! This is the same practice I use in pricing a home for sale... this skill helps me to help you!!!
