Lil Drew and I recently visited Frank Buck Zoo in Gainesville, TX, and I honestly think more people around North Texas need to know about this place!

For less than $20 TOTAL, the two of us got to explore 12.5 acres featuring over 160 animals! 🐒🦓

It’s a fantastic little zoo and an awesome option for an affordable family day trip.

How many of y’all around Wise County actually know about this place?! 👀🔥

T and I tried Big Tony's BBQ Kitchen in Rhome for the first time, and I feel like I’ve been missing out.

The BBQ was delicious, the place was great, and then after absolutely stuffing ourselves…

FREE ICE CREAM. 🍦😂

And let me tell you, that ice cream was HITTING after a full BBQ feast.

Definitely a local spot that deserves some more attention!

🏡 This is a GAME CHANGER for future homeowners!

Fannie Mae just made a major update to how rental income can be used when you’re buying a new primary home and turning your current home into a rental.

Previously, one of the biggest hurdles was having to get a signed lease in place to document the rental income. Under the new guidelines, eligible borrowers may be able to establish the property’s market rent through an appraisal or qualifying rental comps — without already having a tenant lined up.

Why is this such a big deal? Because your current home’s mortgage payment can have a HUGE impact on your debt-to-income ratio when trying to qualify for the next house. Being able to use potential rental income to help offset that payment could open the door for people who otherwise thought they had to sell their current home before buying their next one.

That means more flexibility. More opportunities to keep your current home as an investment. And most importantly, another potential path to homeownership that wasn’t as accessible before.
