We do a lot of hard money lending. We also do DSCR loans — and sometimes we talk a borrower out of a hard money loan.

Recently had a referral come in for a hard money purchase loan. The investor was buying a rental property, it was in good condition, and they were planning to hold it long-term. Classic DSCR scenario.
We went with DSCR instead: lower down payment, better rate, 30-year fixed term, lower fees, no refinance needed down the road. The investor got a better deal because we asked the right questions first.

Hard money is the right tool for fix and flip, construction, or when you need to close fast on a property that isn't ready for permanent financing. DSCR is the right tool when you're buying a stabilized rental to hold.

The short version: the loan qualifies on the rental income the property generates, not your personal income. No tax returns required. Works great for self-employed investors, anyone with multiple financed properties, and borrowers who want to hold property in an LLC.

A lot of California investors assume they can't get a long-term rental loan because they're self-employed or have too many properties already financed.

That's usually not the problem — they're applying for the wrong loan.

There's a program called a DSCR loan that qualifies based on what the rental property earns, not your personal tax returns. No W-2s, no employment verification, no personal debt-to-income ratio. If the rent covers the mortgage, you're in the right ballpark.
