We have worked with Carolyn Thomas at Cherry Creek Mortgage through the years for all of our family real estate loan transactions for over a decade (2 purchases and 2 refinances). She has always been tremendously helpful, clear, and delivers a loan package that is excellent. On a few of these transactions we have done the extra work of getting an extra loan approval from a competitor for competition and the package from Cherry Creek and Carolyn had always been either as good or better than the competition. In this HOT real estate market it is difficult enough to win bids on homes, but Carolyn’s fast work and excellent responsiveness came through for us and we were able to get exactly the home we had been hoping for. Flat Fed

To the surprise of nobody, the Fed announced that tapering at the rate of $15 billion/month will soon start. The mild surprise, tapering will start this month and will thus probably end in June. This expedited start to tapering will give the Fed more time between the end of tapering and the start of rate hikes, and that will largely depend on the level and direction of inflation in 22Q2.

Forget Forbearance

While foreclosure starts are up 32% in 21Q3 Q-o-Q and 67% higher Y-o-Y, they remain spectacularly low. In 21Q3, lenders commenced foreclosures on 25,209 units, traditionally they have numbered 40,000/month. Last year, in some months foreclosures numbered as few as 4,000/month. Moreover, just 1.4 million borrowers remain in foreclosure with the number now dropping very rapidly. While foreclosure numbers will slowly return to normal, a forbearance cliff is most unlikely.

 A question that has to be asked during any big move in rates is did the real world landscape shift that quickly or did sentiment change?
 The 40bp increase in 10yr UST yields in March extrapolated the abrupt, positive upturn in the US economy and potential inflation.
 The 20bp move in June reflected the Fed’s willingness to consider rate increases in 2022.
 I think this month’s 20bp increase is based on:
Mortgage Update
1. Rebellion against the low-rate range of this summer
2. Potential for tighter central back policy, mostly in Europe, to combat inflation
3. Expectations for a rebound in US consumption once inventories build to support demand (THIS IS IMPORTANT)

 The sell-off has become a self-fulfilling momentum event.
 Momentum typically dies once it cannot pass important technical barriers.
 Support on 10s at 1.485% is thin, leaving 1.535% as a level that could happen.. Support at 1.580% is much stronger.
 Reduced selling could be enough to trigger a retracement to the high 1.30s.

Fed Flexibility

Financial markets are jittery about the Fed’s plans to taper its monthly purchases of Treasuries and mortgage-backed securities, not so much because tapering itself is likely to raise rates, because it won’t. Rather, markets fear that the end of tapering will be quickly followed by increases in the fed funds rate, which is not necessarily the case. The Fed should make this explicit and thereby give themselves more maneuvering room.
