Carl Maggio has officially joined S&L Capital Group as Managing Director, Originations.

If you've spent any amount of time in the California private lending space, there's a good chance you already know Carl.

With more than 20 years in the industry, Carl brings an incredible amount of experience and an extensive network of borrowers, brokers, real estate professionals, and investors to S&L Capital Group.

Corey and Bradley have known Carl for more than a decade. They've closed deals together, shared ideas, and leaned on each other as resources throughout different stages of our businesses.

Over the past several months, they’ve worked closely on a number of successful closings. Carl experienced the process firsthand and, at the same time, it confirmed what they already knew about Carl. He’s a pro’s pro and knows both the origination and lending sides of the business.

Having the opportunity to add him to the team made a lot of sense for both sides.

Carl will focus 100% of his time on originations, with S&L's underwriting, processing, capital, and closing infrastructure behind the transactions he brings to the table.

For Carl, it means more lending capabilities and more options for his relationships.

For S&L, it means adding an experienced originator with a tremendous reputation and relationships built over two decades.

The end of every month brings the beginning of a new one.

Now that's some philosophical genius right there...

We've set goals this year to be more consistent with everything we do. Social media is at the top of the list (LinkedIn, IG, FB, YouTube, Shorts, etc). It's hard to gauge a 1-for-1 success rate when you look at your social media numbers.

Our goal has always been for folks to find us when they search for S&L Capital Group. Can they easily find Bradley Laddusaw, CPA, and Corey Siegel?

The next layer is what you find.

Do you see content that reflects the type of business and people we are?

We hope you see just that.

Nonetheless, when the last day of the month hits, there's a sense of achievement and satisfaction. We made it through another month!

What do we get for all that work? Wake up and start over tomorrow.

In a world of complicated processes and changing regulations, don't make things more difficult than they already are.

CRE Bridge Loans are an appealing option to get your deal across the finish line, and we're seeing loan submissions with the following characteristics:

- 60-day closing timelines that have been worked through conventional lending pipelines. For one reason or another, those loans stalled. Enter SLCG

Experience is an interesting thing. You learn what works and what doesn't.

Over time, you realize what is right and what is wrong.

The best part about having new minds involved in our business is watching them learn how to engage with people in the industry.

Young (or inexperienced) people often find themselves in conversations with professionals they have no business being in contact with. That's the amazing thing about experience. It can work against you and keep you from making the call or attempting to make contact.

The new guy (Anthony) has been able to set meetings and calls with some prominent professionals in the CRE space. Deal sizes that are larger than we typically work on.

What comes from a conversation like this?

An introduction to someone else who has a better chance at becoming a client.

Sometimes less is more. In this case, less experience and more curiosity.

Do you have a story that follows the theme? You called someone well out of your "league," but somehow that turned into an introduction to a real prospect. An introduction that would have otherwise never happened if you "knew" you shouldn't be contacting the 1st person in the first place.

People of all success levels appreciate the "get after it" mentality. We think it has to do with looking at the person across the table and remembering that we all started somewhere.

How in the world are we more than half way through August??

How do we close deals in 15 days or less?

We are an Asset Based Lender:

- The Asset is the Property

- We review:
--> Value
--> Plan of Attack
--> Cost to complete said plan of attack
--> Exit Strategy
--> Feasibility of Exit Strategy

Most people complicate things and are surprised at how straightforward bridge loans can be. Heck, most of the time a broker or borrower already has our needs list since they sent it to another lender who has a far more extensive needs list for submission.

Once we review the asset, we take a quick look at liquidity. Can someone (or more than one borrower) show they are financially capable of seeing this project through a refinance or sale?

If the answer is yes, we're ready to rock and roll.

It's almost the middle of the month. Great time to remind you that we can close quickly.

Especially useful for:

- Upcoming Maturities
- Bank Retrade and closing date is creeping up on you
-.Writing an aggressive offer at a better price, with a shorter closing timeline
- 1031 Exchange Timeline is in Jeopardy

We like to be a resource and often recommend getting a quote before pulling the rip cord. It becomes easier to guide your client into a backup if they are aware of the backup early in the process.

Here's a fun one to share. Read along for the REAL story, the timeline to convert, and the layers involved in working with someone on a real estate transaction.

A cold outreach by a salesperson we had at the beginning of the year. A true testament to HoW SaLeS AcTuAlLy WoRkS:

Contact 1: Cold outreach; no answer or reply.
Contact 2: Campaign outreach, no reply
Contact 3: Prospect called Corey from the campaign email to talk options
Contact 4: "We've never used a bridge loan and prefer to buy properties with no debt to preserve cash flow. We have a couple of scenarios that are coming up, and timing is an issue."
-> Corey's reply: It's a good idea to have someone to call on if you need a bridge loan, rather than waiting until you're under the gun. That's when people make expensive mistakes.
Contact 5: "Corey, I syndicate deals and have someone signed on for the balance to close our next purchase. She says she'll have the money in time, but I've been doing this 40 years and am worried something will come up."
-> Corey, "How about we work as a backup? We'll run through the opportunity to show you our process. If you need us, we'll be ready. If you don't, that's ok"
-> Prospect, "I really don't want to waste your time."
-> Corey, "I don't see this as a waste of time."
Contact 6-10: Follow-ups to see if S&L Capital Group is needed.
Contact 11: Their investor wired & they closed. Deal DEAD

Contact 12 (2 1/2 months later): "Hi Corey, this is ###X, do you remember me?"
-> Corey, "Yes, we literally worked on something with you 2 months ago."
-> Prospect: "We came across an MF deal and will need a low leverage bridge loan."

Followed by another dozen discussions through loan submission to closing.

Initial contact: February. Closed Loan: July

Keep this in mind when you scroll through your feed and see a GURU tell you, "I asked this one question and turned nothing into 6 figures, overnight."

Nothing in business actually happens the way these WHACKOS imply.
