Do you need a pre-qualification to start looking at homes?
Short answer: no, you don’t have to have one. 💙 You can browse online, go to open houses, and talk with an agent.
But if you want to look seriously, most agents (and us too) are going to recommend getting pre-qualified early. Why? Because it helps you focus on homes that actually fit your budget and what you’re after. It makes you more informed, helps your borrowing power feel more legitimate, and it can help you make a stronger offer when you find the right place.

Pre-qualified vs pre-approved. What’s the difference?
Easy to mix up, but it matters. đź’™
A pre-qualification is what you get after your lender reviews your credit and what you’ve told us in your application. It doesn’t always mean every document has been reviewed or that underwriting has looked at it yet.
A pre-approval is the next level. That’s when you’ve provided documents to support your application and an underwriter has reviewed it to make sure everything meets the loan guidelines. It’s a big step.
And one more thing people don’t always realize: even after pre-qualification or pre-approval, there are still steps like appraisal and title work. You have to qualify, and the property has to qualify too.

What actually happens during mortgage pre-qualification?
For a lot of people, it feels like a black box, especially if you’re a first-time homebuyer. 💙 But it’s really just the first step after a general conversation, where we help you get organized and figure out what you qualify for.
Typically, we’ll walk through an application, answer your questions (and if you don’t know what to ask yet, that’s totally normal), then we review key pieces like your credit, assets, income, and any supporting documents needed for your situation.
Once that’s done, we can issue a pre-qualification letter you can take to your agent. That letter matters because it shows you’ve been to a bank and you’ve started the process.
How long does it take? We strive for a 24-hour turnaround, but unique situations (like self-employed income or multiple businesses) can take a few days depending on the documentation.

Do you need 20% down to buy a house?
Nope. 💙 That’s a super common myth. There are plenty of loan program opportunities that require less than 20% down, and in some cases there are programs that go all the way to 0% down.
Now, 20% down can be an ideal situation because it can help you avoid monthly mortgage insurance. But it’s not required.
One important note people don’t always hear: 0% down doesn’t mean 0 dollars total. You’ll still have closing costs, so you’ll want to be prepared for that. In some cases, you may be able to negotiate in the contract for the seller to help pay all or some of those closing costs.
