HOMEOWNERS INSURANCE DISASTER!!

Since I launched my LWR based insurance agency I have had the opportunity to help dozens of local residents with their Life Insurance, Long-term Care, Annuities or individual medical insurance needs. It's a pleasure to be a part of this growing community. However, I have also been inundated with residents who have asked for guidance regarding their homeowners' insurance. While I know all too well the issues with the homeowners' carriers exiting Fla, and the huge increases we all face I do not "sell" homeowners policies as I focus on the coverages I stated above and mostly for business owners. So, I was essentially saying I couldn't help and to go out and get quotes.

As an advisor this was weighing on me, so I went out and did my research and found an independent brokerage, who is not tied to one carrier, who has multiple homeowners' carrier to work with, and who has a great service team. They are happy to work with me...and you, to review what you have in place and to provide competitive quotes from multiple carriers. Don't let your HOA restrictions expire without knowing it! Recently, we've received inquiries about HOA covenants and restrictions, highlighting a crucial aspect many overlook: the Florida Marketable Record Title Act (MRTA). This law requires HOAs to renew their covenants and restrictions every 30 years, ensuring the community's stability and property law clarity. Without renewal, declarations may unintentionally expire, risking challenges to HOA protocols.

HOA declarations are more than just rules—they enable associations to maintain financial viability and community administration. Preservation or revival of these covenants under MRTA is essential to avoid potential disputes and maintain order within the neighborhood. Luckily, MRTA provides a clear process for HOAs to renew and safeguard their covenants and restrictions beyond the initial 30-year term.

Under MRTA, HOAs must file a "Notice to Preserve" before the expiration, and specific procedures are outlined for reviving expired declarations. Beneficial Owner FORM: link IN COMMENTS. By now, you've likely heard of this form, which aims to enhance efforts in assisting the fight against financial crimes. As part of these enhanced efforts, financial institutions will be required to collect certain information about the owners of your organization before an account is opened.
This rule isn't going away, so you may as well have this form filled out and saved on your computer to use as necessary!

Don't say I never gave you anything. 😉

Most of you are constantly bombarded with sales and marketing nonsense from the insurance industry. Its buyer beware and the information is often confusing and very misleading. I would like to take a different approach. Each week I will discuss a different topic and present actual historical, factual data from existing clients and the insurance plans they have. You can ask questions on here or contact me for a private mtg or call. I am happy to meet at your home and at your convenience like I was trained to do 25 years ago.
This client called me and asked for 2,500,000 of 20 year term insurance. I ran the quote and added a quote for 2,500,000 of Whole Life as well. He called and said he had other investment accounts and only "needed" the term insurance. I pushed back and said if you are free for a short mtg maybe I can show you why you may "want" the Whole Life. He agreed and the rest is history as you can see. In addition to the Whole Life policy he purchased an additional 2,000,000 of 20 year term with 20 year conversion rights.
Had this client purchased only the term policy he would have 5 years remaining on his polices and would soon be without any coverage or be 60 and looking for more!! Not a good option either way and if he has health issues at that point he may have NO options.
Instead he has:
-2,700,000 of PERMANENT death benefit and growing
-$615,000 of cash value and growing. Prior year growth was $45,450!!!
-Can stop paying premium if he wanted to
-The premiums would be waived if he became disabled
-He has NEVER been taxed on the cash value growth from zero to $615k
-The death benefit is TAX FREE to his beneficiaries
-He can turn this into a retirement asset and start to withdraw the cash value TAX FREE!!
-The cash value is NOT correlated to the stock market. It grows from dividends paid out by the insurance company. So if the market tumbles his cash value is not affected. In fact the cash value only goes up. It can NEVER go down unless withdrawals are made of course.
-The policy has Guaranteed Level Premium, Guaranteed Death Benefit, and Guaranteed Cash Value
