The most important change this week is financing. The national 30-year mortgage rate jumped to 7.28%, while Lakewood Ranch builders responded by getting even more aggressive—most notably D.R. Horton at Star Farms now advertising 4.75% financing plus up to $20,000 in closing costs and $5,000 toward upgrades. That gap makes resale pricing discipline even more important. LTR rents remain strongest in Lakewood Ranch, Bradenton remains softer, and multifamily concessions are still heavy. STR data continues to favor mainland Bradenton over Sarasota and the beach market.

Southwest Florida Real Estate & Property Management Brief

Bottom line: The fresh August MLS numbers released September 16 confirm that Southwest Florida is tightening, but it is not becoming uniformly more expensive. Manatee single-family is showing the strongest price momentum; Sarasota single-family inventory is collapsing while its median price actually slipped. Lakewood Ranch remains its own market: inventory is down sharply and homes are moving faster, yet resale prices are still below last year because buyers can compare every resale against aggressive new-construction pricing and financing. Meanwhile, LTR demand continues to favor Lakewood Ranch over Bradenton, and the STR market has split dramatically between mainland Bradenton and Bradenton Beach.
