Congrats on your closing, Molly! It's so rewarding to help a first-time buyer navigate the process and close on their first home. This will be perfect to leave and come home to after a long work trip. And thank you for all of your hard work on the buyer side!

Markets! Bond yields! Box and whisker plots! (Now that's a math class throwback) Believe it or not, this is the stuff homeownership dreams are made of. I know, it's a bit underwhelming. But I'm always watching markets and trends to help give you an edge on your purchase or your refinance.

It's not news I like to share, but it's news that you need to know. These are rate predictions compiled this month from Fannie Mae, Mortgage Bankers Association, and Wells Fargo through the end of 2027. While exact numbers differ slightly, the important takeaway is that all three are anticipating rates flatlining for the next two years.

This has important implications for potential buyers and those currently holding higher-rate loans. If you've been waiting for rates to fall before entering the market, this might be the time to reevaluate. The same goes for those waiting to refinance.

If you have a 7 in front of your current rate, we need to talk! And if you're in the high 6s or perhaps bought a house in the past couple years, we should still talk. Rates are at their lowest since 2023 and now is a great time to see if a refinance pencils out.

If it's not the right time, no sweat! You'll have done the legwork ahead of time and you'll be ready to pull the trigger on a refi when the time is right.

News update! The conventional loan limit has increased from $806,500 to $832,750. This means that you can borrow up to this limit without the more restrictive guidelines of jumbo loans. In our pricier market, this difference can sometimes make or break the ability to purchase a home. Questions? We're happy to chat, so give us a call!

Congrats on your closing, Hannah and Eyvind! Such a great spot in the tree streets. It's a tough market these days, so it was satisfying being able to execute a simultaneous sale and purchase. So happy for you both!

Have you thought about your rate lately? If it has a 7 in front of it, now is a great time to start looking at the numbers to see if a refinance makes sense. Let us do the hard work of crunching numbers and we can advise on monthly savings and a break-even timeline on the cost to refinance.

Even if it doesn't make sense now, we can do all of the hard work up front so that you're ready to pull the trigger when the time is right.

Team Bozeman spotlight round two! Caroline is a Mainer and here is the family enjoying some time on the water off the coast of Maine. She tries to get back at least once a year and this time around the three boys got to go on a multi-day canoe trip. She even managed not to work a few days! 😝
