Before you sign with any lender, ask these 5 questions.

I tell every client this, whether they end up working with me or not: the questions you ask before you commit matter more than the rate you're quoted.

1. What loan programs am I actually eligible for?
2. What are ALL the costs, not just the rate?
3. How long will this realistically take to close?
4. Who do I call if something comes up mid-process?
5. Will you still be accessible after closing?

That last one trips people up the most. A lot of lenders are easy to reach until you sign. Then good luck. That's not how I work.

Most people drive right past Manhattan on I-90 without thinking twice. That's a mistake. 🌾

Eleven miles west of Belgrade, Manhattan is one of those towns that's been exactly itself for over a century, named after a New York malting company by Dutch settlers who came to grow barley for beer, and still agricultural, still close-knit, still completely unhurried.

Sir Scott's Oasis has been on people's must-stop list for decades. STOREHOUSE Coffee is one of the most intentional little coffee shops in the valley. And every August, the Manhattan Potato Festival rolls around, one of the biggest community festivals in the state, and one of the most genuinely Montana things you can do with a summer Saturday!

It's 20 minutes from Belgrade. There's no excuse not to go.
