Speed in this market can be a differentiator, but the client needs more! As a Loan Officer we can't just say "I close loans fast", or "I always close on time". For this client, we needed to have a long conversation about their goal and the cheapest way to get there. We decided to do a cash out refinance to allow the them to purchase a cash flowing duplex. Yes, you might be getting rid of that super low rate, but the cash flow of the duplex more than made up for the loss of low rate! Now this client owns three properties and gets to see the benefits of appreciation of all three!

I'm not one to boast, but I did have to post this as I found out yesterday I was in the top 1% of Loan Officers in the Country and Colorado ( #9 in the whole state of Colorado!)! 2023 was a tough year in Real Estate and Lending, but we made it through. Rates were high, inventory was limited and clients budgets were absolutely maxed (and everyone's emotions were maxed as well). I'm so thankful for my referral partners who trusted me with their clients, my Greenlight team, my wife, my kids (who endured the phone calls) and ultimately my friends that helped me through and encouraged me. 2024 is going to be even better with rates dropping and sellers coming out of the woodwork. Conforming Loan Limits for 2024 have increased over 5%! They went from $726,200 to $766,550. We are currently able to lock loans up to $766,550 today!

Helping another first time homebuyer! Taking advantage of the market allowed them to get under asking, buydowns in rate (permanent and temporary) and all closing costs paid for!

We just turned 1!

Thank you to everyone who helped us achieve this amazing feat! When I started Greenlight last November, I had one goal in mind. Provide a better mortgage experience to the client and realtor at a more efficient cost. That part has been successful!

What I didn't anticipate was seeing the team grow as much as it has over the last year. I'm forever grateful for choosing this path and I'm appreciative of everyone that has supported me along the way. My Realtor partners who took a chance on me with the new model, friends, family and of course my wife Caitlin. Thank you all for allowing us to not only survive in this market, but actually thrive! Who would have thought that the worst mortgage market in 40 years would allow for this team to grow and be as successful as it has.
