Good afternoon & happy Monday!
Another day with mortgage rates heading in a promising direction as we enter 2023.

The December CPI report gets released on Thursday, January 12th, and will be this week's big player on deciding mortgage rates' direction of movement.

The report will very likely help interest rates continue their winning streak if the numbers on the CPI report meet or exceed (are lower than) expectations.

𝐅𝐇𝐅𝐀 𝐡𝐚𝐬 𝐨𝐟𝐟𝐢𝐜𝐢𝐚𝐥𝐥𝐲 𝐚𝐧𝐧𝐨𝐮𝐧𝐜𝐞𝐝 𝐭𝐡𝐞 𝐡𝐢𝐠𝐡𝐞𝐫 𝐥𝐨𝐚𝐧 𝐥𝐢𝐦𝐢𝐭𝐬 𝐟𝐨𝐫 𝟐𝟎𝟐𝟑!

Yesterday, the Federal Housing Finance Agency (FHFA) announced the conforming loan limits for 2023!
For most counties, the new 2023 conforming loan limit will be $726,200 for one unit, increasing from $647,200.

For counties that allow High Balance conforming loans (King, Pierce and Snohomish), the limit has increased to $977,500 for one unit.

𝑴𝑨𝑹𝑲𝑬𝑻 𝑼𝑷𝑫𝑨𝑻𝑬:
Mortgage Backed Securities & the Dow Jones ($DJI) closed out last week higher than they opened it. The 10yr Bond closed the week lower than it opened. This is good indication that mortgage interest rates are going to continue on their downward trend that we've been seeing these past few weeks.

There are no economic reports due for release today but the week features ADP, the Jobs Report, Q3 GDP and the Core PCE.

Unless a surprising inflation number gets announced this week, the interest rate highs we saw this autumn very well may be in the rearview as we inch closer to 2023.

With a 2-1 or 3-2-1 Buydown you can lower your interest rate by entire percentage points for the first few years you own your home?

What makes this so great? Because it allows you to get into a home now and worry about refinancing later while still reaping the rewards of a lower interest rate.

𝑴𝑨𝑹𝑲𝑬𝑻 𝑼𝑷𝑫𝑨𝑻𝑬:
Last week we saw a HUGE improvement for interest rates with inflation numbers trending slightly better than anticipated. Interest rates remained calm after the huge improvement early in the week.

Sar far, this week has shown the same lack of volatility as last week. With inflation starting to calm, and the Fed's Mester saying it makes sense to slow down the pace of rate hikes, expect smooth waters as we sail into the holiday weekend.

𝑴𝑨𝑹𝑲𝑬𝑻 𝑼𝑷𝑫𝑨𝑻𝑬:
Mortgage rates looked promising last week with the CPI Inflation report being favorable, showing 6.3% for the month of October which beat expectations and is better than the previous month.

That news on Thursday last week gave the markets what they were hoping for. The Fed’s previous rate increases will slow down inflation. But there is clearly a lag between when they raise rates to when it actually hits the markets.
Hopefully the Fed decides to slow their rate hikes and we've seen the peak of interest rates.
