Seeing Ashton Jeanty play in person Saturday was amazing. Then to watch the televised game with close ups and replays of his explosive runs and extra effort made it even better. You hear alot about "God given talent". And yes, that makes a difference. But guys like Jeanty, and Leighton Vander Esch didn't become some of the best players in all college football because of God given talent. The work in training and the weight room is clear. But the extra effort on every down, really separates them from the competition. When you see Jeanty run like his life depends on getting that extra yard on every play is just amazing. This play was no exception. Broken tackle after broken tackle on this play, then a lunge to the end zone. Watching something very special here folks!

With the feds expected to cut interest rates next month, should you wait to talk with a lender to get prequalified to buy a home? The short answer is... it depends. Those that were in the home buying market a few years ago, when mortgage rates hit all time lows, know that while lower rates equal lower mortgage payments, low homes for sale inventory and bidding wars for homes are less than ideal, and left many home buyers frustrated as they were unable to buy the homes they most desired. If you are in the buying market, and see the home for sale that fits your needs, and you are able to afford it now, most experts agree in purchasing now. If/when rates do fall, refinancing is always an option. For some, that are working on credit repair, or simply can not afford to buy at this time, and need lower rates for lower payments, then waiting may be the best option. Keep in mind however, if rates decrease, but the cost of homes go up, there may be no net savings by waiting. So, there are many things to consider. My advice, if you are ready and financially able to buy, reach out to an agent and lender now. It doesn't hurt to have a conversation and find out if buying now makes sense for you. The morel of this story is, when you are a mortgage loan officer, answer your phone, even on a Saturday out on the lake! After a few Saturdays helping agents with open houses, this past Saturday, I was fly fishing on a beautiful lake and catching some large and beefy rainbow trout when my cell rang, It was an agent for a borrower I had already pre-approved to buy a home. I thought, well, I'm out on the lake, and I obviously have cell service, just don't drop your phone! A few minutes later, the buyer's agent added the listing agent to the phone call. After a brief 3-way discussion, the deal was made and the purchase contract was signed by all parties, while I continued fishing in God's country. Great day! I was able to land some gorgeous fish, and a mortgage loan, while the happy buyers are super excited to close on their new Idaho home! Realtors and home buyers, choose a lender that will answer your calls and take care of you. Oh... and of course, Marie did not disappoint on the delicious fish dinner last night :). Tim
