Self-employed buyers usually do not have a simple income story.

You may have strong revenue, smart write-offs, changing deposits, seasonal income, or a business that looks different on paper than it feels in real life.

That does not automatically mean you cannot qualify.

It means your mortgage needs to be reviewed with the right strategy before you apply.

The earlier we look at your income, tax returns, and possible loan options, the fewer surprises you run into later.

Comment or DM me “BOSS” and I’ll tell you what a lender may use for your income.

A $10,000 seller credit is not automatically a $10,000 win.

It depends how it is used.

In some situations, it may make more sense to apply it toward closing costs.

In others, using it toward a rate buydown could help the monthly payment.

And sometimes the best answer depends on how long you plan to stay in the home, how much cash you want left after closing, and what your lender allows.

That is why the strategy matters.

Before you agree to a seller credit, ask how it actually changes your numbers.

Save this for later.
Send it to someone negotiating on a home.

It is fun to scroll listings, imagine furniture, and picture yourself walking through the front door.

But house hunting without a pre-approval can turn exciting into stressful fast.

Because once you find the one, you do not want to be wondering if the numbers work, if the payment makes sense, or if a lender would actually say yes.

Pre-approval gives you clarity before emotions get involved.

Message me “READY” if you want to understand your numbers before you start looking.

When I review a home loan application, I am looking at more than the documents.

I am looking for the things that can affect the approval before they become a problem.

Credit limits can reduce borrowing power.

Some income may not count the way buyers expect.

Debts can affect the payment a lender believes you can handle.

Even recent spending patterns can matter when a file needs to be explained clearly.

The earlier we look at these details, the more options we usually have.

Message me “REVIEW” if you want help understanding what a lender may see before you apply.

Save this for later.
Send it to someone getting ready to apply for a mortgage.

It is frustrating when you know your business is doing well, but the home buying process makes your income look smaller than it really is.

This happens to a lot of self-employed buyers.

You may have strong deposits, steady clients, and a real ability to afford the payment. But if your tax returns show less income after write-offs, a traditional approval can get more complicated than expected.

That does not always mean you are stuck.

It means you need to know which options to ask about before you start falling in love with homes.

A bank statement loan may be one solution worth discussing because it can look at cash flow, not just tax returns.

Comment or message me “BOSS” if you want help understanding what your income may qualify for.

One thing I’ve learned as a mortgage broker:

Most buyers don’t need more confusing mortgage terms thrown at them.

They need someone to slow the process down and explain what everything actually means.

Because “you’re approved” is great…

But do you understand the payment?
The closing costs?
The loan program?
The long-term impact?
Why one option makes more sense than another?

That part matters.

I’ve seen buyers go from overwhelmed to confident simply because someone finally explained the numbers in plain language.

And that’s the experience every buyer deserves.

Buying soon?

Message me “GUIDE” and I’ll help you understand your next mortgage step.

Buying my first home as a mortgage broker was funny because I thought I would be fully prepared.

I help people do this all the time.

I understand the numbers.
I understand the process.
I understand what lenders need.

And still… buying my own first home humbled me a little.

Not because it wasn’t worth it.

It absolutely was.

But because there are so many little things buyers don’t always think about until they’re living it.

The moving costs.
The furniture.
The random repairs.
The endless decisions.
The “wait, we need to buy that too?” moments.

It reminded me that buying a home is not just a transaction.

It is emotional. It is exciting. It is overwhelming. And with the right plan, it can still be one of the best decisions you ever make.

Thinking about buying your first home?

Comment or DM ‘START’ and let’s make sure the numbers, timing, and plan actually make sense before you jump in.

Memorial Day weekend has a way of making people think about home differently.

Not just the house itself, but the life happening inside and around it.

The cookouts.
The backyard conversations.
The family photos.
The kids playing outside.
The feeling of having a place where people naturally want to gather.

But here’s the part most buyers skip:

Before you start falling in love with homes online, it helps to understand your numbers first.

Your budget.
Your monthly payment comfort zone.
Your down payment options.
Your closing costs.
What you can realistically qualify for.

Because the memories may start at home, but the home-buying process usually starts with a mortgage plan.

I’ve sat across from buyers who thought they needed the bigger house, the nicer kitchen, the extra space.

But once we ran the numbers, the thing that gave them the most peace wasn’t more square footage.

It was a payment that didn’t make life feel tight every month.

That’s when you realize home isn’t just about what you buy.

It’s about how comfortably you get to live after you buy it.
