A record-breaker: the highest-priced courtyard sale ever, and among the highest sales of any home type in Royal Orchid.

This one was anything but easy. The journey started six years ago with an expired listing that and I pursued. The seller initially hung up on us—but to his credit, he called back to apologize after being flooded with similar calls. From there, we built a relationship and stayed consistent.

Two years ago, we earned the opportunity to list the home. On our third attempt this year, the seller trusted our guidance on pricing and strategic upgrades. Within a week of hitting the market, we secured a full-asking offer.

Even then, it wasn’t smooth sailing—there were moments the deal could have fallen apart. But we pushed through and got it across the finish line.

As he does not live here anymore, he needed me to help manage everything for him and this even included adjustments to the property due to certain safety concerns from the appraisal.
