Market report - Q4 2020

Like many other Florida real estate markets, Palm Beach County benefitted from a strong bounce back after the initial market decline due to COVID-19, historically low interest rates, and a desire for more space and sunshine.

Q4 2020 Highlights:

• Overall inventory was down 24.5% which drove the average price per square foot up by 38.7% as the median sold price to $350,000.

• Demand for Single Family Homes over $5M continued to be at an all time high, with an astounding 331.8% increase in sold listings in this exclusive market.

• A decrease of 26.4% in inventory in homes over $5M shows this trend may continue.

• Homes in the $250,000-$400,000 range had less movement and active inventory dropped by 48.9%

• Waterfront condos in Palm Beach County are steadily increasing in median price ($270,000) - a 25.6% increase year-over-year, though the overall condo market remains relatively balanced with four months supply of inventory.
