Did you know the feds just raised the interest rates by 0.25% ! Be prepared for about 6 more bumps this year alone ! Why are the feds doing this ? With inflation being so high the best way to control inflation is to reduce buyers spending. So what happens now? If you wait to long your dream house will be cut into 3/4th of a dream house due to affordability. What can I do about it ? HIGHER RATES COMING FOR HIGH-BALANCE AND SECOND HOME LOANS.
I hate to be the bearer of bad news but starting 04/01/2022 the Federal Housing Fince Agency announced it will increase fees. What does that mean to you the consumer ? If you plan on getting a loan larger than 647,200 after 04/01/2022 expect to see hikes in the mortgage rates. If you plan to get your dream vacation 2nd home in Florida ( or any state) expect a hike in the mortgage rates by 04/01/2022. The FHFA is making the hike to increase their cash reserves. Rates will be unpredictable because it depends on the lender themselves how much they want to raise their rates, but you can expect at least 0.25% to 0.75% interest rate hike. What can you do about it ? If you were always planning on that dream home of yours or a second home, don't wait much longer or you will fall into the new interest rate hike !

Great things for 2022 !
Outside of doing our normal type of loans like Conventional, FHA, VA, Jumbo etc....
A new program that US Mortgage is excelling in is Non-QM loans. What does that mean? Do you own a business and use several deductions so taxes stay low? Does that hurt you to qualify for a mortgage? With Non-QM loans we can use business bank statements, or 1099, even personal bank statements. These used to be called "stated documents" and they are on the rise again! For instance, I have a client who will not qualify for a Jumbo loan and needs to close on his house. When he was referred to me I put him in this new program. I was able to take his lower FICO score, along with a loan to value of 85% ( meaning he only puts down 15% and won't pay mortgage insurance!) This is a huge bonus in a Jumbo loan. Simply by using his 1099 statement.

CONVENTIONAL LOAN LIMITS WILL INCREASE IN 2022! This is great news! Due to the housing boom homes have gone up dramatically in prices. Currently, conventional loan limits are set at 548,250 dollars. What does that mean when you purchase a house that is higher than that loan amount? You will more than likely go into a jumbo loan.
Jumbo loans have higher minimum down payments, lower debt to income ratios, stricter guidelines, and higher interest rates!
The good news is the conventional loan starting in 2022 will go up to 625,000 dollars limit. If you are considering to buy and were denied in the Jumbo Loan program keep your head up high and know what your new loan limits will be in 2022.

This is very big news for any investors out there! Over the last few months investors that were looking for an investment property were getting denied or given higher rates for their loan ( which means higher rent charges) the problem that was happening is Fannie Mae would not buy the loan in the secondary market ( They capped it at 7%) so lenders would look for wall street to buy the loans or the bank would keep the loan ( which they hate to do) Now that the restriction is suspended , Fannie Mae will continue to buy the loan in the secondary market. Investors rates will come back down and the ease of restriction to qualify for the loan will be reduced. I'm not sure how long the suspension will be in place but now is the time to Invest in a house if you were ever thinking about it !

The Treasury Department and FHFA announced Tuesday that they are suspending certain requirements that were added in January to the Preferred Stock Purchase Agreements (PSPAs) between Treasury and Fannie Mae and Freddie Mac.

What a great feeling helping Veyola and Tiffany get into their dream home ! This was one of my hardest loans but so gratifying! Tiffany's credit score was below qualifying for a loan, so we were able to use a tool to quickly increase her credit score. Tiffany has a beautiful 10 month old baby and we needed them in a home. I started the loan process for them knowing I could help fix Tiffany's credit during the loan process. After a million hoops to jump through we got it done !
