We are getting a lot of calls today (rightfully so) about flood insurance. I hope to shed some light on the subject.

Insurance companies continually monitor the path of storms , if they deem a certain area to be in the path of the approaching storm they will cease to allow insurance agents to write new policies in the effected area. This is for all new insurance policies.

Flood however is a different issue. Because flood is usually written thru the National Flood Insurance Program (NFIP), it is governed by the rules set forth by FEMA. Flood insurance may require a flood certificate which gives information about where the property to be insured sits in relation to a flood zone. If you are in a highly susceptible area then chances are you will need a flood certificate in order to get flood insurance because without one they will assume worse case scenario and the cost for flood insurance will be extremely high. If you are in an unlikely area then you will not need a flood certificate.

If you are buying a home and flood insurance is required then you can obtain a flood policy immediately due to the loan closing. If you want flood insurance for a home you have owned for 10 years then it will be a 30 day wait if the flood insurance is not part of a loan transaction. The reason for the 30 day wait is the same reason companies discontinue new business writing when a storm approaches, this practice decreases adverse selection. If everyone waited to buy insurance when they need it, insurance companies would become insolvent really fast. We don’t want insolvent insurance companies because then we never get claims paid for.

The National Hurricane Center has issued a Tropical Storm (Debby) Warning for our area of South Carolina. The storm is predicted to affect our area of the Midlands with rainfall up to 10" and high winds are expected.

Prepare your property by:

1.Removing items from your deck, porch, and yard that may become projectiles or be blown away in high winds.
2. Secure trash cans.
3. Turning off any irrigation systems to prepare for heavy rainfall and saturated soil.
4. Inspect any runoff drains for your yard or the ones on tje street; this includes your gutters and downspouts.
5. Ensure you have battery operated lanterns, flashlights, back-up batteries and a few jugs of water should power go out for a short time.
6. I would also encourage you to have a few portable battery chargers charged and ready for your cell phones.
7. Please check on the elderly around you!! Some may not have famliy close by to check on them. If you are elderly and need assistance please call us at 803-786-2224.
