Heads up, Lowcountry: SC Emergency Management expects rain from Isaias to move in late tonight and last through much of the weekend. Saturday looks like the main day, with locally heavy rain, breezy winds, possible flash flooding and a chance of isolated tornadoes. Forecasts show about 2–3" around Bluffton and Hilton Head, and more up the coast toward Charleston.

A few things worth doing today:
• Bring in or tie down patio furniture, grills and anything else the wind can move.
• Move cars out of low spots and away from trees.
• Take quick photos or video of your home, car and belongings. It makes any claim much easier.
• Keep your policy info and our number on your phone: 843.707.4473.

If something happens, call us first. We’ll help you figure out next steps and walk the claim with you.

Buying a condo or townhome? There’s a document we’d want to see before telling you what insurance you need.

The association’s master insurance policy.

Because with condos and many townhomes, you can’t just look at the property and assume where the association’s responsibility ends and yours begins.

And that matters.

What does the association insure? What are you responsible for? How does their coverage affect the policy you need?

We’d rather answer those questions before we put your policy in place than discover the answers after a claim.

That’s also why the answer to “Do I need an HO3 or an HO6?” isn’t always as simple as house = HO3 and condo = HO6.

The master policy can be an important part of figuring it out.

So if you’re buying a condo or townhome, ask for a copy of the association’s master insurance policy. Already own one? It’s worth knowing what yours says, too.
