I would like to amend my recent post to this because someone I know very well told me that they had a hard time beliving that I thought anything other that knowlege had any value
I was reminded of a quote by my hgh school "college prep" english teacher because I was lucky enough to get an fantastic education that most kids weren't privy to and today almost nobody gets.
I always thought that the four cornerstones of funtional society was honesty, loyalty, truthfulness, and trust. but the only thing worth stockpiling was knowledge (correct knowledge) and when I got old enough I would aquire wisdom but I apparentley have reached that age yet.
The quote was "I have come to believe that we have an inescapable responsibility for education of the spirit as well as the mind. There are other values that of the intellectual, and free society based on the dignity of individual men cannot survive without people of courage, integrity, tolerance humility, justice and love"
I have agued with her at the time and for a long time that knowledge is the only thing of real value but over the last few years the way things are headed, I have come to believe that quote may have so much more value and meaning than I had ever considered.

It is because light travels faster than sound, some people appear bright until you hear them speak.
That seems to be double for politicians today!
We seem to have the same problem in all sectors of our daily lives and especially in finance. We all should have known that interest rates were not going to stay in the 3 percentage range but it lasted so long that many people are going to need a paradigm shift in their thinking and many people are young enough to have never known any other interest rate.
Perspective:-- I bought my first house with a VA loan paying 13.75% interest (Jimmy Cater was president) but the home cost only 33,000.00 and my second home, again with a VA loan, was 12.75% interest (he was still president). This was all brick with two fireplaces a sunken living room, all brick with a two car heated attached garage. Cost was 47,000.00. So my payments (principle and interest only) were 384 and 510 respectively. I bought my home of 3600 square feet) here in 1988 for 140,000.00 with an interest rate of 9.625% interest (payment of 1130 per month). If you were to by that home now would be near half a million dollars and with 5%% down and at todays interest rates of 6.875% interest, your payment would be 3,120.00 PI which means if you had a car payment and a couple of small school loans you would have to earn about 150,000.00 a year to afford or even qualify for the loan.
It is about time hat lenders and regulators stop telling everyone what not to do and find ways to help people be homeowners like being allowed to get a qualified 40 year mortgage. Not allowing that is just plain ignorant.
Most people will be paying for a place to live for at least 60 years of their lives and rents seem to be going up every year. Wouldn't it be nice to have a fixed housing payment for 40 of those years.

Welcome to the new year. I hope everyone had a wonderful holiday season.
As we approach the new year, we still have the eight-year old’s that we elected to public office doing a bang-up job. We are building a wall—no you are not. we want health insurance—no you don’t, we defeated ISIS – no we didn’t, and it goes on and on.
The stock market goes down then up, and bond goes up and then down and the news services reporting what ever is the loudest and most scary things they came find so it is a wonder that we can find our own voices somedays. While this affects only slightly, the 95% of us that work hard every day, it feels oppressive because there is so much noise out there.
My suggestion is stop listening to the noise as it is caused by the 5 % of the people that enjoy yelling into the wind and flailing at everything that moves. Most if us still like our neighbors, would share bread with anyone who really needs it, go to work every day, raise our kids as best we can and hope they have grandkids, so we can babysit them.
Do yourselves a favor, spend your time listening to each other and stop listening to the noise and if you want to know about financing a home come down to see us because we value YOU so you can enjoy the experience and not the hype. We have enough people already telling us how great they are and what they are going to do for us and getting nothing done.

I hope everyone had a very Merry Christmas and will have a great New Year
After watching the changes over the last year and somewhat before, I am both amused and terrified.
Buying or re-financing your home is the biggest purchase of your life and yet advertising suggests that by pushing three buttons on your phone magically gets you a mortgage and you do not have to talk to anyone.
Technically speaking Premier Choice can do a mortgage without talking to our borrowers at all until the closing of the purchase.
It is not our preference because we actually like our customers.
We care that they understand what the costs are and why. We care about them getting what they want in a way that fits their schedule.
So the next time you want to purchase or re-finance go meet with your loan officer and find out if you like them and trust them, then use the technology to make your life easier.
Be part of the process. It is your home not a diet pop.
