In the last few months, we have seen a market shift. With that, buyers are starting to get negotiating power back. One of the things buyers can do is ask for a seller concession in the form of a 2-1 buydown. In a 2-1 buydown, sellers pay a lump sum deposited in to an escrow account with the lender and used to subsidize the borrowers reduced monthly payments. 1st year payment is 2% less than the note rate. 2nd year payment is 1% lower than the note rate.
At the beginning of the 3rd year the interest is set at the note rate, and remains for the life of the loan.
