It's Friday - that means we're back with another weekly trend tracker for the mortgage market. Take a look at this week's updates.

• Market conditions improved this week, creating a better window for buyers and borrowers who may be eligible to refinance.
• The 10-year and 30-year Treasury yields both declined, helping ease pressure on mortgage rates and improve monthly payment affordability.
• Meanwhile, The JOLTS report, published by the U.S. Bureau of Labor Statistics and which tracks job openings and hiring activity across the economy, showed hiring slowed in April while job openings held steady, a sign the labor market is easing.
• The Federal Reserve meets June 17, and with signs of slowing economic momentum alongside persistent inflation, incoming jobs data will help shape their next move.

Want to know what I DON'T care about as a lender?

1. There are no dumb questions. If you have a question, ask it. It may be important later on, and I'd rather you be over-informed than under-prepared.

2. Your timeline is YOUR timeline. I am in no rush to get you into a house unless YOU are. Whether it takes 3 months or 3 years, I'm on your schedule.

3. I don't care when you text me. Got a late night question you just thought of? Shoot me a text and I'll reply as soon as I can. Had a spark of inspiration at 3am and afraid you'll forget it by the morning? Send it over. You are not bothering me and I want to answer whatever I can.

4. I don't care what your friends or the internet think - there's a LOT of content out there that tells you it can solve all your problems, but I can help you sort through the noise and figure out YOUR best plan.
