What if AI could describe the exact type of buyer most likely to purchase your listing before you even started marketing it?

Here is what happened. We recently closed on a home and afterward showed a real estate agent our new Find My Buyer AI system. We plugged in the MLS number of the home that had just sold. The AI generated a complete buyer profile describing the type of buyer, their motivations, and what would attract them to the property.

It described the buyer who actually purchased that home.

Now imagine having that information the day the listing goes live. Instead of marketing to everyone you could build a campaign specifically designed to attract exactly that kind of buyer.

That is what Find My Buyer AI does. You give it an MLS number and it builds a buyer profile and a complete marketing plan for your listing.

Stop guessing who your buyer is. Start marketing to who they could be.

Comment BUYER and I will show you what it says about your listing.

A Birmingham stat worth knowing if you have buyers who think they are priced out of the market.

There are four urban revitalization neighborhoods in Birmingham that are quietly outperforming the broader market right now: Avondale, Highland Park, Crestwood North, and Forest Park.

Here is what the numbers look like. Entry prices in these near-city communities range from $140,000 to $220,000. Annual appreciation potential for well-positioned properties is running at 8 to 12 percent. These are not outlier projections. This is what is happening as young professionals move into these neighborhoods and the momentum builds.

Avondale has become a genuine destination with breweries, restaurants, and revitalized housing stock that is attracting buyers who want walkable urban living at a price point that still makes sense. Crestwood North just landed on Niche's 2026 top places to live rankings which is the kind of recognition that accelerates buyer interest and drives appreciation further.

For agents working Birmingham's urban core this is your buyer opportunity conversation. There are clients sitting on the sideline who do not realize these neighborhoods exist at these price points.

And for sellers in these areas: you may be sitting on more equity than you realize. Now is a great time to find out what your home is actually worth.

Reach out anytime if you want to talk through what this means for your specific situation.

A Shelby County stat that will change how you talk to clients about the Birmingham suburbs.

Meadowbrook, an unincorporated community in Shelby County just around the corner from our office, just topped Niche's 2026 best places to live in Alabama. Number one in the entire state.

And that is just the headline. Here is the full picture.

Shelby County is Alabama's fastest growing county. Chelsea and Calera each added over 2,000 residents since 2020. Helena, Alabaster, and Pelham all added over 1,000. And on the Niche Alabama top 10 list Hoover comes in at number four, Homewood at number five, Vestavia Hills at number six, and Mountain Brook at number seven.

Four of the top seven best places to live in Alabama are in the Birmingham suburban corridor. That is not a coincidence. That is a trend with real data behind it.

This is not just a Birmingham story. The Shelby Corridor is Alabama's premium suburban growth engine and the numbers back it up.

For agents working in these communities this is your recruiting story for buyers who are evaluating where to plant roots. And it is your validation story for sellers who want to understand why their market holds the value it does.

The data is here. Now use it.

Here is an Alabama stat that should give both buyers and sellers real conviction right now.

Alabama home sales just climbed for the fifth straight month. Statewide sales volume hit $2.33 billion in June, up 25 percent year-over-year. And active listings hit a post-pandemic high of 21,681. More inventory and more sales happening at the same time.

That combination is exactly what a healthy real estate market looks like. Supply is growing and demand is absorbing it. Neither side is being crushed by the other.

In Birmingham specifically prices are holding even as sales volume grows. Homes are sitting on the market about 4 days longer than they were in May. That extra time gives buyers a real window to negotiate and think clearly without the panic of a frenzied market. But the market is still actively absorbing supply which means sellers are not sitting in a dead market waiting for a buyer who never comes.

This is the healthy cycle you want to see. And for agents this means something important: both sides of the transaction have real leverage right now. That is not always the case. Position your clients accordingly.

Buyers have negotiating room they did not have two years ago. Sellers are still getting strong prices in a market that is moving. The conversation you have with your clients this week matters.

Reach out if you want to talk through what this means for your specific situation.

I have some exciting news to share. I have moved to Canopy Mortgage and I could not be more energized about what this means for the clients and partners I serve.

Here is why I made this move and why it matters for you.

Canopy Mortgage operates with minimal layers of management which means competitive rates without compromising on service quality. Their technology is genuinely superior and foundational to the process, including a proprietary loan origination system built by one of their own owners that continuously evolves with the market. The client experience this creates is exceptional.

Here is what that means practically. Clients have access to their own personal account page where they can upload documents, lock their rate online 24 hours a day 7 days a week, see all fees in real time, and track their loan progress from start to finish. No guessing. No chasing. Full transparency throughout the entire process.

The loan product range is extensive: bank statement loans, reverse mortgages, doctor loans, and much more. And with over 12 years of experience as a preferred lender for a local builder the team brings deep understanding of builder transactions and what it takes to make those deals work smoothly for all parties.

The speed alone is worth noting. We can close in 8 to 10 days. That is not a typo.

Are you a Realtor in the Birmingham area, or a parent with kids in our local schools?

At Redmont Home Loans, we believe in more than just home loans. We believe in giving back to the communities where we live, work, and raise our families.

Here's how we give back: we support local schools through givebacks, sponsorships, and volunteer efforts, we invest in our youth from school supplies to classroom needs, and we stay focused on building stronger neighborhoods together. In fact, for every loan that comes through this program, we give $250 back to the school program of the customer's choice.

Whether you're a Realtor looking for a partner who cares, or a parent who wants to see our kids thrive, we'd love to connect and share how we're making a difference.

Let's talk. Reach out at [email protected].

Here is a Birmingham stat that should be part of every seller conversation right now and it tells the real story of what is actually happening in this market.

The median home in the metro went under contract in 10 days in April. Ten days. But the average days on market was 39 days. That gap is everything.

What it tells you is that we are not in one market right now. We are in two. Well-priced, move-in-ready homes are gone in under two weeks. Overpriced homes and fixer-uppers are sitting for over a month. Same zip codes, same month, completely different outcomes based almost entirely on pricing and presentation.

And here is the number that confirms it. The April sale-to-list ratio across Jefferson and Shelby counties was 100.3 percent. The median home sold at or above asking price. Mountain Brook, Vestavia Hills, and Homewood are the tightest submarkets in the metro with the least room for pricing error.

For sellers the message is clear. Day one is the game. Nail the price and the presentation and you are on the fast track to a clean contract in under two weeks. Overshoot on price and you sit while the well-priced homes around you get the offers.

Reach out if you want to talk through what this means for your specific situation or a client conversation you are preparing for.

Here is a Birmingham number worth showing your clients right now and it is not what most people expect.

Home prices in Birmingham were up 13.1 percent from a year ago in March. That is thirteen, not three. And the median price is still only $192,000 in the city, which means we are talking about real and meaningful appreciation happening on homes that are still genuinely affordable. That combination is rare and it is exactly why Birmingham keeps showing up on national best markets lists.

But here is where it gets interesting. The metro is sitting at about 2.1 months of supply on average, but that average is hiding the real story. Under $200,000 there is barely anything to buy and competition is intense. The $400,000 to $500,000 range is where most of the action is right now according to local brokers. And once you cross $500,000 into luxury territory it becomes a genuinely balanced market with real room to negotiate.

Same city, three completely different games. The price band your client is shopping in is the entire story and if you are advising buyers or sellers without understanding which market they are actually in you are working with incomplete information.

Let me know how I can help you and your clients navigate Birmingham right now.
