Sometimes, one guideline update can save a buyer thousands of dollars.

In this case, we helped our client avoid nearly $16,000 in additional upfront costs by using an option she qualified for through her investment assets.

No rate buydown. No paying off credit card debt. Just knowing the guidelines and finding a better solution.

This is why having the right mortgage broker matters.

‼️Important: This is a Fannie Mae guideline update. It does not mean Freddie Mac has the same requirements, and other loan programs may have different guidelines‼️

Thinking about keeping your current home as a rental when you buy your next home?

There’s a Fannie Mae guideline change taking effect November 1st that could make documenting that future rental income a little easier.

Previously, in certain situations, borrowers needed BOTH a signed lease agreement and a 1007 rent appraisal when they hadn’t started collecting rent yet.

Under the new Fannie Mae guidelines, the signed lease is no longer required in these situations, and the 1007 can be used to establish the market rent for the property.

That rental income may then be used to offset some or all of the payment on your departing primary residence when calculating your debt-to-income ratio.

And there’s another part of this update that I think is even more important for buyers to understand…

Part 2 coming soon!

That doesn’t mean you should just accept whatever rate is available today either.

There are different ways to structure a mortgage that can help make the payment more manageable: 2-1 buydowns, 1-0 buydowns, seller concessions, lender credits, and other strategies depending on the situation.

The goal isn’t to sit around waiting for 7% to magically become 3%.

It’s to look at the entire deal and figure out what options make sense for YOU.

And if rates eventually come down significantly, refinancing could be an option down the road.

There’s more to a mortgage than just the rate 👀

Part 3 of 3 — Who should actually consider a DSCR loan?

A DSCR loan isn’t just for investors who can’t qualify for a traditional investment loan.

It can be another financing option for investors who have significant tax deductions, already own multiple rental properties, or simply don’t want their personal income and debt to be the primary factor when financing another investment property.

Some DSCR programs can also allow the property to be purchased in an LLC, which can be a major benefit for certain investors.

That doesn’t mean DSCR is always the better option. Rates, fees, down payment requirements and guidelines can vary.

The point is simple: know your options before deciding how you want to finance your next investment property.

Part 2 of 3 — How DSCR loans actually work
It’s essentially about whether the rental property can generate enough income to support the debt.

In this example, the estimated monthly payment was $2,200 and the 1007 showed $2,200+ in market rent, giving the property a 1.00 DSCR.

And even if the rental income comes in below the monthly payment, that doesn’t necessarily mean the deal is dead. Depending on the lender and program, there may still be options.

Part 1 of 3 — What is a DSCR loan? Not every real estate investor needs to qualify for an investment property the traditional way.

A DSCR loan allows lenders to focus primarily on the income the property can generate rather than relying as heavily on the investor’s personal income.

This can be especially useful for investors who are self-employed, have significant tax deductions, already own multiple properties, or simply want another financing option.

DSCR isn’t automatically better than conventional financing; it’s just another tool investors should know about.

Most people think putting 20% down is always the best move.

In some cases, it is, but not always.

In this situation, using part of the down payment to eliminate a monthly debt increased buying power significantly.

Same client, same income… just a different strategy.

How you structure a loan matters more than most people realize.

Appraisals don’t have to kill a deal but how you talk about them matters.

Instead of saying “low appraisal,” I focus on the actual numbers and the options.

That small shift keeps everyone focused on solutions instead of emotions.

Most deals don’t fall apart because of the appraisal itself…
it’s how people react to it.

A client was told she couldn’t buy a home because of a bankruptcy and what looked like a foreclosure on her credit report.

After reviewing the documents and asking one additional question, we found that the mortgage had actually been reaffirmed, which changed everything.

She’s now pre-approved.

Situations like this are more common than people think. What shows up on a credit report doesn’t always tell the full story.

The details matter. If you’ve been told “no” before, it might be worth a second look.
