Hello Everyone, It;s been a busy couple of month for us. We have a buyer we work directky with that will buy as many houses that we can bring threm as long as they meet their buying criteria. They need to be at least 80% of market value thern we need to subtract how muchthe repairs are going to cost plus a little bit for holding and closing costs will give us our offer number. Sometimes that less than what the seller expects. What you need to do is explain how and why you got to the number you did, Most of the time they forget to add all of ther costs for repairing the house before they sell it. plus the agent commissions they would be payomg goes a long way in helping them to understand why your offer is what it is.
We do everything in our power to make sure the deals we put together is a win for ervreryone. Their are ways to pay a seller other than just offering them cash. We have had sellers help us clean the property and get paid fdor helping. We will help pay for moving expenses or down pauments. We try to be as creative as possible. The last thing we want is for you tio be upset with selling the house to us. I'll continue this tomorrow..
