Everyone’s watching the headlines around Iran and oil right now.

But here’s what actually matters for housing:

Tankers are moving through the Strait of Hormuz again, which signals the conflict may finally be cooling off.

Why does that matter?

Because when oil prices spike, inflation fears rise.

And when inflation fears rise… mortgage rates usually move higher too.
Now that tensions appear to be easing, rates could finally stabilize and start working lower again.

But here’s the bigger lesson from all of this:

The housing market held up WAY better than most people expected.

Even with mortgage rates bouncing between 5.99% and 6.75%, buyers kept showing up.

Demand didn’t disappear.

It just became more payment-sensitive and strategic.

And that tells us something important moving forward:

The market doesn’t need 3% rates to function anymore.
It just needs:
• Stability
• Predictability
• And less volatility

That’s the environment where buyers regain confidence.

Could rates drift lower from here? Possibly.

But the bigger opportunity may simply be a calmer market with more negotiating power and less chaos than we saw during the frenzy years.

The buyers winning right now are the ones preparing before everyone else gets comfortable again.

Today is more than a long weekend, cookouts, or time off.

Today we remember the men and women who gave everything for this country and for the freedoms we often take for granted.

Memorial Day is a reminder that someone else’s sacrifice made our everyday moments possible.

The freedom to gather with family.
The freedom to worship.
The freedom to build a life, chase dreams, and tuck our kids into bed at night.

None of it came free.

And while words will never feel big enough, today we honor those who never made it home and the families who continue carrying that sacrifice every single day.

As we spend time with the people we love today, may we do so with gratitude, perspective, and remembrance.

Because the best way to honor sacrifice is to never forget it.
