Many homeowners are shocked when they receive an estimate for mold mitigation.
“That much just to remove it?!”
They can’t make sense of spending that much money just to tear out some sheet rock. Especially when their handyman can do it for half the price.
The truth is there’s a lot more involved with mold removal than just demo. Here’s the key components that separate a professional mold mitigation from everything else.
1. Containment
A containment should be an airtight barrier, made with no less than six mil polyethylene, that isolates the work space and protects the unaffected areas.
2. HEPA Filtration/ Negative Air
Mold, like Lead and asbestos, is most dangerous when it’s disturbed. In the process of removing mold affected materials, mold spores can spread and begin to colonize in other areas of the home.
Negative air machines lower the air pressure inside the work area. This creates a vacuum effect so that as people enter an exit, the containment error is being pulled in as opposed to leaking out.
HEPA filtered “air scrubbers” catch all particulate larger than .03 microns (mold spores are about 2 microns) and discharge clean, filtered air.
3. Small Particulate Cleaning
Once the non salvagable, affected material is removed and the remaining material has been treated (scrubbed with hydrogen peroxide, dried to the appropriate moisture content, sanded, HEPA vacuumed, encapsulated, etc.) it’s time for a painfully, detailed and thorough cleaning of every square inch inside the containment. Every surface, including the containment itself, is HEPA vacuum, wiped down, fogged with an antimicrobial, and wiped down again.
4. Testing- “If you’re not testing, you’re guessing”
This is probably the most important- and unfortunately, the most overlooked- step of all.
Anyone cutting into a wall should be testing for Lead and asbestos. Many people think if you’re home is less than 20 years old you don’t even have to consider this- but that couldn’t be further from the truth.
The phase out of Lead and asbestos containing material has been slow, incremental, and inefficient. I test every job before doing any demo and I see positive results for dangerous levels of lead or asbestos containing material EVERY. SINGLE. DAY.
Another test that’s more specific to mold remediation is “Post Remediation Verification”
As the name implies, this test is done after the remediation is complete.
This test involves taking at least two air samples. The first sample is collected from outside, this establishes your baseline, or “normal fungal ecology.” the next is taken from inside the work area. A passing test would show the work area having a lower spore count of the same species found in the outside sample.
This is a critical step because there’s been many times where we did everything by the book, but the sample failed. Sometimes the work area needs to be cleaned again. Sometimes needs additional filtration. In any case, we let the lab results tell us when the job is done.
Hopefully, you never find yourself reviewing estimates for mold mitigation. But if you do- use this as a point of a reference. Whether you feel it’s with the extra money or not- this is what a professional scope looks like- nothing less.
