First, you don't need 20% down; many programs offer lower down payment options that may make it easier to purchase a home.

A 30-year fixed-rate mortgage is not your only choice—explore adjustable-rate mortgages or shorter terms for potentially better deals. Your credit doesn't have to be perfect either; there are loans designed for various credit scores.

And lastly, while buying a fixer-upper might seem like a bargain, it’s important not to underestimate the cost of renovations so they don’t exceed your budget.
