With rates beginning to trickle down, refinancing may be on your mind. But when does it actually make sense to do so?

You don't want to refinance too quickly, and then want to refinance again in just a few months later as the Fed begins cutting so timing is definitely a strategy.

Some things we will look in to are;

1. How much will it cost you to refinance? - yes, there are costs. Traditionally they are rolled in to your loan, with most people only paying for their appraisal out of pocket IF they need one. Refinancing is an investment.

2. How much are you saving monthly from your rate reduction?

3. How much has your home appreciated since you bought it? What do expected appreciation or forecasted appreciation rates look like for your home?

4. How long do you plan on living in the home?

5. Do you have other high interest debt like credit cards or student loans that you're looking to consolidate and improve your monthly cash flow.

My goal is to figure out your break even point, or how quickly will you recover your investment costs to refinance / and / or does refinancing make sense for you from a cash flow perspective based on your households BLENDED rate.

The true key is to work with a trusted advisor that will give you good financial advice. If its not the right time for you now, it may be in the near future. :)
