Do you know a self-employed business owner, independent contractor, freelancer, or 1099 earner whose CPA is really good at reducing taxable income?

A lot of successful business owners hear this:

“You don’t show enough income on your tax returns to qualify.”

The good news? Traditional financing is not the only option.

At this month’s Growth Zone, we’re going to discuss Non-QM (Non-Qualified Mortgage) Bank Statement Loans, which may allow eligible self-employed borrowers to qualify using 12 to 24 months of personal or business bank statements instead of relying solely on tax returns. These programs were designed specifically for borrowers whose tax returns may not fully reflect their actual cash flow.

We’ll also cover DSCR (Debt Service Coverage Ratio) loans for real estate investors.

Many investors assume they cannot qualify because their personal income, tax returns, or debt-to-income ratio won’t work. However, with a DSCR loan, qualification is often based primarily on the rental income generated by the investment property, rather than the borrower’s personal income. DSCR loans are generally intended for non-owner-occupied investment properties.
