They consider different parts of your financial picture, often referred to as the 4 C’s of qualifying for a mortgage:

Capacity — Your ability to repay the loan. Lenders may consider your income, employment history, savings, monthly debts, and other financial obligations.
Capital — The money and assets you have available, such as savings and investments. These funds may be used toward your down payment, closing costs, or other expenses.
Collateral — The property itself helps secure the mortgage. The home’s value is reviewed to help confirm the loan amount is appropriate for the property.
Credit — Your credit history gives lenders a look at how you’ve managed debt and payments over time.

Each of these areas helps lenders build a more complete picture when reviewing a mortgage application. Understanding them gives you a better idea of what to expect during the process.

Depending on your loan and individual situation, your payment may include several different pieces:

Principal – The portion of your payment that reduces the amount you borrowed.
Interest – The cost of borrowing money from your lender.
Property Taxes – Taxes paid to your local government that may be collected as part of your monthly payment through an escrow account.
Homeowners Insurance – Helps protect your home from covered damage or loss and may be paid through escrow.
Mortgage Insurance (if applicable) – Some loans require mortgage insurance, which may be included in your monthly payment.

Every homebuyer’s situation is different, so what’s included in your monthly payment can vary. Understanding each piece can make your mortgage feel a little easier to navigate.
