Appraisals Are Getting an Update!

Fannie Mae is rolling out a new, more modern appraisal format this fall - designed to give a clearer, more consistent picture of a home and its value.

What does that mean for buyers, sellers & Realtors? Mostly, a more detailed appraisal process behind the scenes - including better property data and updated ways of evaluating features and comparable sales.

The big change takes effect November 2, 2026, and the mortgage industry is already preparing.

No need to memorize the rules - that’s my job. I’ll keep you updated on anything that could impact your transaction.

Ever wonder what’s actually happening after you send me all of your mortgage documents?

You hit send… and then it may seem a little quiet for a day or two. But I promise-your loan isn’t just sitting in a pile somewhere. There’s a lot happening behind the scenes.

First, I’m reviewing everything for completeness—every page, every bank statement, every paystub, every signature. This is why I’m always asking for all pages, even if one says “Page 4 of 4” and looks completely blank. Missing pages are one of the easiest delays to avoid!

Next, I’m putting the pieces together-income, assets, credit, employment and all the details that tell the story of your loan. My goal is to build the file correctly from the beginning and answer as many potential underwriting questions as possible before they ever have to ask them.

Then the verifications begin. Employment, deposits, assets and other details are confirmed so we can document everything the loan program requires.

So, if I come back a day or two later and say, “Everything is moving along, but I have one quick question about this deposit…” that doesn’t mean something is wrong.

It means I’m doing my job and your loan is moving through the process. 🤍

The best closing appointment of the month? The very last closing slot on the very last business day.

Congratulations to the sweetest first-time homebuyers on the purchase of their very first home!

Sometimes the home you think is meant to be isn't the one that works out. After their first choice unexpectedly fell through at the last minute, another door opened-and it became clear this house was the one they were truly meant to call home.

Another successful closing and this one is a great example of what teamwork can accomplish.

Our veteran buyer hadn't even arrived for his new assignment at Barksdale Air Force Base, but thanks to incredible communication and coordination, we were able to get everything to the closing table quickly and efficiently.
