Can we talk about ARMs (adjustable rate mortgages) and misconception around them? In fact, I welcome any skepticism to I can clear things up!

Unfortunately, there is a terrible reputation around ARMs that is misguided and it's due to the exploitation that cause the Great Recession. Those were not good ARM programs, they were very short term and had pre-payment penalties so borrowers were stuck when the rates adjusted upward. Those programs don't exist anymore.

ARM programs are excellent for borrowers who have game plan and will not have the mortgage longer than the fixed term ( usually 5, 7 and 10 years).

I think it's an underutilized program that saves people a lot of money. Every buyer has a different scenario and just needs to have a game plan in place.

To all of my real estate and lender friends:

Right now is the single biggest opportunity I have seen in career to differentiate yourself from your competition. Going forward, your presentation skills will set you apart; you will need to show your value.

As a lender, it's our job to strategize with the buyer and agent and make sure everyone is covered if a seller chooses not to pay commission. There are many ways to do this structure solutions.

What a great opportunity for people who want to grow and be a true PRO!

Best time I have seen for a true strategic partnership between agents and their lenders.
