ADU Pre-approved plans are a great step towards more housing and some of the ways to maximize usage. I often get inquiries from homeowners wondering if they can build an ADU on their existing lot and the answer is probably yes, but it takes plenty of due diligence. These pre-approved plans are a step in the right direction to get ideas going and if something can work, it may save a considerable expense. I can help with everything from a Home Equity Line of Credit (HELOC) , renovation loan or full construction loan for something like this and would love the opportunity to help!

A post on NextDoor about the efforts behind a Petition to "End the Death Tax" is gaining momentum which I think is good. Initiative Petition 51 (IP 51) if you want to look into it.

It’s interesting to look at the data that the US Census Bureau has on taxes collected by state. It’s available to download at https://www.census.gov/data/tables/2025/econ/stc/2025-annual.html
If we just look at what was collected in 2025 then maybe the worst state to die in might be Pennsylvania. *Death and gift taxes are lumped together. I guess it is important to also look at the amount collected as a percent of the total in which case Hawaii might be the worse to die in. Oregon and Washington are up there.

States that don’t collect are AL, AK, AR, FL, ID, KS, MT, NV, ND, SC, TX, & UT. States that collected $0 according to this data are AZ, CO, DE, GA, IN, LA, MA, MO, NW NC, OK, SD, VA, & WY

Oregon lands about middle of the pack as far as total percentage of the total. Some fun facts I found inside the data.. WA pays almost double ($206,641) in taxes collected for alcoholic beverages that CA ($102,545) does! Also, we (OR) pay a lot of taxes in public utilities (7%+ of the total) compared to other states. CA has us beat by 6.5X but only ID and PA even come close to what we pay. Most other states are a small percentage. PA is getting smoked on the death and gift tax ($1.77M) with NY in 2nd place ($1.3M).

The latest Beacon Appraisal Group housing report shows the median price for a single-family home in Bend has climbed to $725,000, up from about $680,000 previously.

That’s a pretty meaningful jump and another sign that the Bend housing market continues to show strength as we move closer to the spring season.

It’ll be interesting to see how things unfold as more listings and buyers start entering the market in the coming months.

The national data is starting to show some light for would-be home buyers.

Housing market inventory inched up while price cuts remain elevated. Spring market supply trends will test whether pricing stability holds.
