Up front, many know that I am a retired mortgage banker. Last few years I've become alarmed by the lender/realtor referral partnership break down. 1 such new realtor of 1 year who's closed a handful of sales this year offered honesty when I offered to supply him with mortgage lender names who are experienced, and client focussed. He told me that his BIC has warned him about developing lender partners, so he has just determined to have buyers get financing without any referrals from him. I watched him in a conversation giving information to a prospect on mortgages that was just wrong. It is sad really. And the funny thing, I watched him give the prospect a few cards and asked her to share them with others as a referral. Of course she is a FTHB and will only learn later that his information on mortgages was wrong. Another case of unlicensed professional giving info on such important matters.

If your clients are complaining about what the mortgage lender is telling them, 99/100 it means the lender needs cooperation from your client to make it work. Lending is not easy, it's not the lender's money and there are requirements no matter the hype they may have heard.

Since you are a member of your dogs pack, your companion follows you to the bathroom to stand guard for you. Their instinct is to protect you at all times, I hope you protect them also.
