Mortgage rates were on a downward trend throughtout 2022 Q4 as inflation numbers on the Consumer Price Index (CPI) report were falling in consecutive months, and this trend continued into January. However, rates began to quickly rise again at the beginning of February after strong labor market data was released. Generally speaking, stronger economic data and higher inflation will lead to higher mortgage rates. Then the collapse of Silicon Valley Bank in early March was perhaps the first major indicator that the Fed rate hikes were beginning to show their effects at slowing the economy down and bringing inflation down. Looking forward, we expect to see inflation come down significantly in the next few months as the shelter component makes up nearly 34% of the CPI reading and has historically lagged home and rental price changes by four quarters.
