Have you started to hear some buzz around assumable home loan options?

It is not uncommon to start hearing about assumable mortgage options, especially when interest rates quickly increase.

So what exactly is an assumable loan and how could it possibly help you?

Well, essentially an assumable mortgage is one that allows a new borrower to take over an existing loan (usually if the loan type is a VA, FHA, or USDA loan yet always check first with the seller if their current mortgage is assumable or not) from the current borrower (or seller).

The new borrower - the person "assuming" the loan is in exactly the same position as the person passing it on.

They'll have the same terms and conditions, the same mortgage rate, the same remaining repayment period, the same mortgage balance.

Yes, you still have to qualify for the loan. :) In other words, it's effectively swapping one borrower's name on the mortgage agreement for another.

BUT - be careful about fully understanding all pros and cons to this as a buyer and seller as well as how the transaction is handled as if done incorrectly, it could be very costly!!

Here is what I want you to observe when analyzing this graph.

First, take a look at the top two lines (hourly wages and rent) and notice how they are maintaining about the same pace.

Now look at where the mortgage payment (blue line) falls in comparison.

This is why we call this the “Renter Challenge.”

Overtime, the average person is earning income that is right along with the increase of rent making it very difficult for renters to ever save money for the down payment of a home.

In some markets, rent has increased around 40% creating fear and insecurity around managing a monthly housing budget where most renters just feel stuck.

Whereas those who chose homeownership have actually been in a much better financial situation as for those who financed with a fixed interest rate, can feel peace at knowing how to budget around a housing payment that won’t increase every month (pending homeowner’s insurance / property taxes).
