Every September the insurance headlines get loud, and every September people quietly decide this isn't their year.

Here's what those headlines don't tell you: a statewide average has almost nothing to do with what your specific house will cost.

Four things move your number, and it's worth knowing which is which.

Two of them you can't do anything about. The flood zone your address sits in, and the elevation of the property. Both are set before you ever walk through the door, and no amount of shopping changes them.

The other two you have real say over. Roof age and condition matter enormously — a roof near the end of its life will either show up in your premium or keep you from getting covered at all, and that's worth knowing before you write an offer. And carriers price the same house differently, sometimes by a lot. One quote isn't a market.

The move is simple: get an actual quote early. Not an estimate. Not a guess from a mortgage calculator. A real quote, before you're emotionally attached to a house.

The buyers who get hurt aren't the ones who accounted for insurance. They're the ones who found out about it three days before closing.

The national headlines say one thing about buying right now. The actual Greater Baton Rouge numbers say something different.

Headlines love doom. But locally, the median list price around Baton Rouge has been hovering in the mid-$270s and is actually down a touch from a year ago.

Translation: there's more room to negotiate than most people think, and the buyers sitting on the sidelines are leaving leverage on the table. Sellers covering closing costs and buying down rates is happening right now in our market.

Zero down isn't a gimmick out here. It's a real loan, and we close them all the time.

A lot of Ascension and Livingston is USDA-eligible, which means a true no-down-payment loan for buyers who qualify. People hear "rural" and picture way out in the country, but plenty of neighborhoods around here make the map. Competitive rates, no down payment, built for exactly this part of Louisiana. And, it's one of the loan types we close most often.

Money from family, a gift from parents, grandparents, sometimes others; can help cover your down payment on both FHA and conventional loans. I'll be honest with everyone, early in my career, I used to think you needed 20% down to buy a house.

Then I started doing this for a living, and I saw how many good people were sitting on the sidelines for no real reason. Between down payment assistance, FHA, USDA, and a few other options, plenty of people around Gonzales, Prairieville, and Ascension; are buying with far less than they think. Some with very little down at all.
