The problem?

Mortgage advice isn't one-size-fits-all.

The same strategy that saves one buyer thousands could cost someone else thousands.

The part those videos usually skip is the conversation about your goals, your budget, your timeline, and what makes sense for your situation.

That's where the real value is.

A mortgage isn't just a monthly payment.

It's one piece of your financial life.

Sure, we want to find a payment that works. But we also want to make sure you still have money set aside for emergencies, retirement, vacations, home repairs, and all the other things life throws at you.

I've never believed the goal is to qualify someone for the biggest loan possible.

I'd rather help you find the loan that lets you sleep well at night.

Sometimes that means putting less money down and keeping more cash in the bank.

Sometimes it means putting more down to lower the payment.

Sometimes it means choosing a completely different loan program.

It all depends on your goals.

That's why I spend more time asking questions than talking about interest rates.

The right mortgage isn't just the one with the lowest payment or the lowest rate.

It's the one that fits your life today...and still makes sense a few years from now.

Because buying a home should help you build wealth, not create financial stress.

What if mortgage rates DON’T come down soon?

It’s a question I think more homebuyers should be asking.

We’ve been hearing “rates should come down” for a few years now. Maybe they will. Maybe they won’t.

Nobody really knows.

So instead of trying to predict rates, I’d focus on what you can actually control:

Can you comfortably afford the payment today?

Does buying make sense for your life right now?

If rates drop later, could you refinance?

And the big one...

If rates stay right where they are, would you still be happy you bought the house?

Waiting can absolutely make sense. But waiting only because you’re convinced a much lower rate is coming soon? That’s a tougher bet.

Buy when the numbers and timing make sense for you. If rates improve later, that’s a bonus.

I remember sitting in my kitchen having breakfast, watching the Today Show, when those first images of the World Trade Center were shown on September 11th.

It was horrifying and shocking, but then it hit really close to home as reports of another plane headed towards Cleveland were released.

That plane ended up being United Flight 93, which saw the heroic crew and passengers storm the cockpit, forcing the plane to crash in Shanksville, PA, saving countless lives.

To me, the way the country came together after the attacks was an amazing time in our history.

In the days that followed, there was no left side or right side, no Democrat or Republican; we were simply Americans. Together.

I truly hope we can get back there someday.

Today, we honor those we lost. We honor those who ran toward danger to help others. And we keep their families in our thoughts today.

Never forget.

One of the biggest mortgage myths I hear is this:

"I'll talk to a lender once everything is perfect."

I wish more people knew they don't have to wait.

You don't need perfect credit, a perfect down payment, or every financial detail figured out before picking up the phone.

In fact, that's exactly why you should have the conversation early.

Sometimes you find out you're already in much better shape than you thought.

Other times, there are a couple of things to work on first. And that's okay too. It's a whole lot easier to fix those things when you have a plan instead of trying to figure them out after you've found the perfect house.

I've had plenty of buyers tell me, "I wish I'd called you six months ago."

They spent months worrying about problems they didn't actually have.

A quick conversation can help you understand where you stand, what your options are, and what your next step should be. Even if that next step is simply, "You're not quite ready yet."

That's still valuable.

Questions are free.

Guessing can get expensive.

Get a game plan first.

I know it's tempting to spend hours on Zillow or Realtor dotcom looking at kitchens, backyards, and imagining where the couch is going to go. We've all been there.

But the buyers who have the smoothest experience usually don't start with the house.

They start with the numbers.

A few things you'll want to know before you fall in love with a place:

• What monthly payment actually feels comfortable for your lifestyle
• How much cash you'll really need to close
• Which loan programs make the most sense for your situation
• What price range keeps you excited about your new home...not stressed every month afterward

The goal isn't just to get approved.

It's to make sure buying the house still leaves room for everything else life throws at you.

And when the right home finally pops up, you're ready to write a strong offer instead of scrambling to figure everything out.

I've seen plenty of buyers around Cleveland lose out on great homes because they waited until after they found "the one" to talk with a lender.

When someone changes jobs, starts working for themselves, they typically gets told they have to wait a year or two before they can qualify for a mortgage.

Sometimes that's true.

Sometimes it isn't.

I had a conversation with a client this week that reminded me of something a lot of buyers don't realize.

They said, "I'm already pre-approved, so I should be all set...right?"

Not quite.

Getting pre-approved is a huge first step.

Keeping everything on track until closing is just as important.

I've seen loans get delayed because someone financed a new car, opened a credit card for furniture, changed jobs without talking to their lender first, or had a large deposit hit their bank account that couldn't be documented.

None of those things automatically kill a deal.

But they can create extra work, delays, and unnecessary stress if we don't know about them ahead of time.

That's why I always tell my clients...

Before you make a big financial move, give me a quick call or send me a text.

I'd much rather spend five minutes talking something through than spend five days trying to fix a problem later.

Think of it this way: your pre-approval isn't something you put in a drawer and forget about. It's something we protect all the way to closing.
