FHA, VA, USDA: which "alphabet loan" might be right for you?

MSHDA's MI Home Loan can ride on top of any of these federal loan types. Here's the quick guide:

FHA Loan — As little as 3.5% down with a 580 credit score. No first-time buyer requirement. Open to repeat buyers.

VA Loan — $0 down, no monthly mortgage insurance. For active-duty service members, veterans, National Guard, Reserves, and qualifying spouses.

USDA Rural Development Loan — $0 down for properties in eligible rural areas. Most of Midland County outside the city qualifies. Income limits apply. 2026 Midland County loan limit: $324,700.

Conventional (HFA Preferred) — 3% down with reduced mortgage insurance rates through MSHDA's HFA Preferred conventional loan.
