Friends,

First, I just want to say how truly honored I am to be nominated for Best of Baton Rouge. Being recognized like this, especially as a local woman-owned business & mortgage broker, means more than I can easily put into words.

For the past 18 years (soon to be 19!), I’ve owned and built LA Lending the only way I know how. Through hard work and education, I show up for my clients every single day.

With that said…

TLDR: 2-step refinance process to get the best lifelong savings. Call Chasity. 🙂

I’m working this morning — Saturday strategies for clients — and I’m helping two different families right now with the same plan. Thought, you know… Facebook might want to know. It could save a lot of people stress right now!!

Both have credit cards and other debt at high rates that just aren’t moving. Both own homes with some equity. We looked at HELOCs, but they didn’t quite hit the big goal.

Solution - we’re doing a cash-out refinance now to pay off everything and roll it into one mortgage to set us up for long-term success.

Why? Guidelines don’t allow me to pull cash and get the best rate in one transaction. Cash-out refinances price higher than rate/term refinances. So the plan is to watch rates long-term and jump when the time is right to lower the entire loan for lifelong savings.

It’s a two-step process:

Use equity to put all your debt into one loan now.

After 7–8 months (and the market gives us an opening), refinance again for the best rate possible.

If rates drop in 2026, you’re already in position. Simple, but it works. Less stress now. Better rate later.

🎄✨ I’ve been hearing so much about NOLA ChristmasFest, and I think this might be the year we take the kids! It’s from December 20th-30th at the Convention Center, and it sounds like such a fun and unique way to celebrate the holidays.

They’ve got an ice-skating rink, carnival rides, a Gingerbread Village, and even a giant ice slide section. I know the kids would love it—there’s something about a winter wonderland in the middle of New Orleans that feels so special.

🎄✨ You have to check out A Rural Life Christmas at the Rural Life Museum on Sunday, December 8th! It’s such a cool way to step back in time and experience what a 19th-century Louisiana Christmas would’ve been like.

They’ll have live music, storytelling, artisans, and re-enactors—you can even grab a picture with Papa Noel! And if that’s not magical enough, it all wraps up with Louisiana Lights at 5:30 PM, which is absolutely stunning.

Tickets are super affordable too—just $15 for ages 4+ and free for the little ones. It’s such a fun, unique way to spend the day with your family or friends and soak up some holiday vibes.
