Trick or truth: neighbors happen on the front step?

Truth.

Not at the block party. Not in the group text. On the front step, around five o'clock, when somebody's out there with a glass of tea and somebody else happens to be walking the dog.

That's where you learn whose kid just got their license. Who's got a ladder you can borrow. Who makes the best pound cake on the street and who's been under the weather and could use a plate.

It doesn't take a big porch or a plan. It just takes sitting outside long enough for someone to wave — and waving back.

We spend a lot of time making the inside of our homes feel right. The front step is where the neighborhood happens.

Go sit outside for twenty minutes this evening. See who walks by.

Vienna, you were worth every mile. 🇦🇹

Stephanie and I landed and walked straight into 800 years of history.

⛪ St. Stephen’s Cathedral sat steps from our hotel. Its roof is covered in about 230,000 glazed tiles.

👑 Then we spent a whole day inside the Hofburg, the Habsburgs’ palace for over 600 years. We saw the 1,000-year-old Imperial Crown in the Treasury, Empress Sisi’s own rooms, and a baroque library holding 200,000 books.

💍 Next door is the Augustinerkirche, where Sisi married Emperor Franz Joseph in 1854. Standing in that church was a moment.

🍰 We ended the day at Hotel Sacher, home of the original Sachertorte since 1832.

Trick or truth: pre-qualified and pre-approved mean the same thing?

Trick. They sound alike, and they are not the same letter.

Pre-qualification is an estimate. It's built from what you tell me — your income, your debts, roughly what you have saved. It's a good starting point for figuring out where to look.

Pre-approval goes further. Your documents and your credit are actually reviewed. That's the letter that tells a seller you've done the homework, and it's the one that carries real weight when you write an offer.

Here's the part people miss: even a pre-approval is still conditional. The home still has to appraise, the title still has to clear, and your file still has to stay the same through closing. A pre-approval is a strong start, not a finish line.

Geneva, you were a whirlwind! 🇨🇭

We had an incredible time in Geneva, Switzerland. Stephanie had meetings, and I took The Maranto Experience international and got some work done too. 💼🌍

We still made time for fun. We watched the Jet d’Eau light up at sunset, then took a water taxi across Lake Geneva to dinner at Le Relais de l’Entrecôte. 🌅⛵🥩

Trick or truth: USDA loans are only for farms?

Trick. The name throws everybody off.

A USDA Rural Development loan isn't a farm loan. It's a home loan for a primary residence, and eligibility starts with two questions.

First, where is the home? USDA defines which areas qualify, and a lot of those areas are small towns and neighborhoods on the edge of growing communities — places with sidewalks, schools and a grocery store down the road. The property address is the first thing I check.

Second, who's in the household? USDA sets household income limits by area, so what works in one parish or county may not work in the next one over.

When both line up, the program is built so the down payment isn't the wall it usually is.

Trick or truth: everybody else has it figured out?

Trick. Every single time.

It's Monday, and somewhere this morning a lot of people are scrolling past somebody else's highlight - the new job, the new house, the magazine kitchen - and quietly deciding they're behind.

Behind who, though?

Nobody posts the messy middle. The second try. The year it didn't work. The friend who started over at forty. The couple still figuring out the budget at the kitchen table at eleven at night. Those stories are real; they just don't make the feed.

You're not late. You're on your own clock, and it was never supposed to match anybody else's.

So set the phone down for a minute. Drink your coffee while it's still hot. Look at the street you live on.

Then take the next step in front of you. Just the next one.

🇨🇭 Sunday in the Swiss Alps hits different.

Stephanie and I took the train up to Oeschinen Lake today, and I’m still looking for the words. Water so clear and blue it doesn’t look real. Mountains straight off a postcard. We took a little rowboat out on the lake and just soaked it all in. And yes, we grabbed ice cream and rode the mountain coaster too. 🍦🎢

Days like this remind me to slow down, look up, and be grateful for the people you get to share the view with. 🏔️💙

✈️ Wheels up — Geneva bound! 🥂

Stephanie and I are kicking off a two-week run through Geneva, Switzerland and Vienna, Austria, then wrapping up in Chicago before heading home to New Orleans. A little work, a lot of fun, and plenty of memories along the way.

The only hard part? Missing my LSU Tigers take on Texas A&M this weekend. I’ll be checking scores from 30,000 feet and 4,700 miles away. Geaux Tigers! 🐯💜💛

Life is too short not to say yes to the adventure. Work hard, show up for the people you love, and go see the world while you can.

This past Saturday against Ole Miss didn’t go the way any of us hoped. But I’ve learned something over the years: a setback isn’t the end of the story. It’s the part that makes the comeback mean something.

Every great team has been knocked down. What makes them great is what they do next, and who’s standing behind them when they get back up.

That’s us. These players, this team, this program and this university don’t need our perfect seasons. They need our loyalty. Our belief. Our voices in that stadium when it matters most.

But let’s be clear: I’m a forever, diehard LSU Tiger. Win or lose, that never changes. 💜💛
