What time does the pot go on?

Down here that's a real question with a real answer, and the answer is earlier than you think.

Somebody's roux is going by nine. Chairs come out of the garage before the coffee's finished. The cooler gets loaded twice because the first load was wrong. By eleven there are four people in a driveway who did not plan to be in a driveway.

That's the part I actually love about fall in the Gulf South. Not the schedule. The excuse.

Whole streets turn into one long front yard for a few months, and people who wave at each other all year finally end up standing in the same spot for six hours.

So — what time does your pot go on? Tell me I'm wrong about nine.

"I already used my VA benefit once — can I even use it again?"

Yes. Often you can.

That benefit is not a one-time coupon you tear off and hand over. Entitlement can frequently be restored once a prior VA loan is paid off, and in some situations a veteran can carry more than one at a time.

I say "often" and "can" on purpose, because your file decides it, not a post on the internet. But the number of veterans walking around convinced the door is closed behind them is genuinely high — and closing that door was never the intent of the program.

If you served, and you've used it before, and you've been assuming that was your one shot: ask. It takes one conversation to find out where your entitlement actually stands.

Great week in the Florida Keys visiting Stephanie’s parents. Sunsets every night that didn’t look real, and a boat day out of Key West that hit Snipes Key, Mud Key, and cruised right past the Southernmost Point — by water this time, which beats standing in that line by a mile.

Baby Nonna traveled like a pro and finally got to meet Grandma and Grandpa. She has decided she is a Keys cat now and will be taking questions later.

Now headed home for LSU football’s opening game against Clemson. Perfect way to close out the week.

What's the first thing you should do in a house you just moved into?

Not unpack. Not hang the TV.

Go find the water shut-off. Then the breaker panel. Then the gas cut-off if you have one. Take a picture of each one and text it to whoever else lives there.

Because the night you need it, it will be 11pm, something will be spraying, and nobody will be in the mood to learn where anything is.

My wife will tell you I made her do this in about four minutes flat the day we moved in. She wasn't thrilled. She's mentioned twice since that she was glad.

Ten minutes now. Saves you a very bad hour later.

Can I even buy if I haven't saved for years?

I get asked this one more than almost anything else, and usually in a lowered voice, like it's embarrassing to say out loud.

It isn't. Rent went up. Life happened. You were taking care of somebody. None of that makes you a bad candidate — it just means the down payment is the piece you haven't solved yet.

loanDepot has a program called AccessZero that was built for exactly that gap. It pairs down payment assistance with your first mortgage so the two are designed to work together, instead of you trying to solve the down payment on your own in a corner.

Not everybody qualifies. But a whole lot of people who assume they don't, actually do — and they never find out, because they never asked.

Closing day is loud. The 30 days after are the ones you actually remember.

Four things that make a house start feeling like yours faster:

- Unpack the kitchen first. One real meal cooked at home and the whole place calms down.

- Meet two neighbors in week one. It gets harder every single week after that.

- Find your Sunday route — the grocery store, the coffee, the long way home.

- Hang one thing on the wall the first night. Doesn’t matter what.

It stops being a property the second something of yours is on the wall.

To everybody who closed with us this summer — this part’s the good part. Enjoy it.

W-2 employees have the simplest path — the paperwork is standardized. 1099 earners document income through their 1099s and tax returns. And self-employed owners whose returns undersell their real cash flow may fit a bank-statement path, where consistent business deposits tell the story.
