Retail competition is tightening in Baton Rouge.

In a new article from the Baton Rouge Business Report, Will Chadwick outlines some of the key drivers:

• Lack of new retail construction in recent years
• High construction costs increasing rental rates
• Tenants requesting larger TI allowances due to rising build-out costs
• Interest from out-of-state investors seeking higher returns
• Regional factors like elevated insurance costs affecting deals

“The majority are still Louisiana and Texas buyers, but there is certainly interest from out of state buyers looking to enter our market.” Chadwick clarified.

There's a lot of talk about the life (or death) of the retail sector in Commercial Real Estate... These guys in the link below have an interesting take, and are betting big on it! Thoughts on their strategy?

The retail sector may be struggling as a whole, but that doesn't mean the whole retail sector is struggling... Especially in the long-run. There will be many "opportunities" that get opened up from this pandemic, but just be very careful what you invest in. Know your risks, know your tenants, know your market, and know your exit strategy. But most importantly - KNOW AND TRUST your commercial real estate advisor! No investment is guaranteed, but the more you know, the better decisions you can make!

This is a short read, but we believe this is a very poignant and applicable message for commercial real estate! National trends are important and MUST be considered, but local trends can be far more telling. For instance - retail (as a whole, on the national scene) is struggling, while industrial is performing quite well. Does that mean all retail is bad and all industrial is good? Of course not... KNOW YOUR LOCAL MARKET! At JRE, we KNOW our local markets, and consider both national AND local trends when underwriting our investment properties.

How diversified is your investment portfolio? Are you currently invested (directly) Commercial Real Estate? If not, why not?

Commercial Real Estate has an historically LOW correlation to other asset classes (primarily, the stock market). This provides a potential hedge against bear markets, as CRE has traditionally held its value better than other asset classes. Note on the graphic below that public REITs do NOT provide the same level of diversification as direct CRE ownership - they have a much closer correlation to equities.
